    Agree "offers over" does not indicate you are looking for a quick sale but rather a good price. Leasehold must have the number of years remaining.

    Generally very well cared for and very well presented. :T Some photos should show more floor area as that appears more spacious: shift furniture and/ or change angle of photos to both dining spaces.

    "Upon viewing you can get a real understanding of how much is on offer". Nope seen every room twice over.

    The outside space generally is the only negative. I thought your garden was miniscule from photo 2 until photo 22! Some people won't get that far. Please scrub the deck, everything indoors is immaculate. ;)

    Why are there three separate decking areas, a slabbed patio area, plus a grassy prison? With patio doors people want to imagine them all open all summer, a good sized garden zoned but not choppy and cut off .... Are you leaving the hot tub?

    The only decent photo (8) of the garden is the one from the living room through the patio doors. Quite lovely, even tho it was a dull day. Could that be redone on a sunny day with the doors open?

    Rubbish estate agent/ photographer. :(

    Now comparing to the identical house nearby. Your front elevation and downstairs photos are better. Their bedroom photos are better (bedspreads mainly).

    Either take your house off the market and wait for them to sell. Or get a designer/ landscaper in and overhaul the lot. Or drop your price to £210K or some combination. The estate agent should have told you this.

    Will remove the offers over and retake of the garden - unfortunately the decking has been cleaned but on that day it had been raining and that's how the photo's have come out.


    Unfortunately I wasn't at home the day the photo's were taken - so I am unhappy with some of them e.g. unit in the dining room was there to go to a charity shop not because it lives there!


    The absolute identical property up for sale is marketed at £270k - all the other properties whilst they look similar are smaller or location is not so good - this needs to be mentioned in the description.


    Both patio doors lead out to the decking, we have paved areas as have dogs and that's were they toilet, garden is fenced off so the dogs cannot access it - otherwise it would be a muddy puddle


    Strange as EA said garden was big selling point - obviously photos aren't doing it justice.


    This is my first time selling a home so very grateful for all of the advice.

    its a nice house.

    My gripe is that the pictures don't flow. Group them together showing the areas of the house, as it stands it seems as if every 3rd photo is of the garden.


    OFFERS OVER....are you another seller that wants to achieve in excess of that price? If so market it for that amount. Is the starting price the minimum you would accept or are you indeed open to an offer for example of £5k less....as a purchaser who potentially had £250k to spend I may not even bother to look.

    Totally agree with the photos, and tbh I might be tempted to drop the one of the hot tub close up too. Not sure what your plans are about taking it with you but hot tubs aren't to everyone's taste, they cost to run, can be noisy and need to be sufficiently maintained to be usable. If you want to keep it as an example of 'space in the garden' I would make it the last photo - a higher / different angle of the tub would have been better

    Also, if you get any photos redone, the decor / furnishings in general feel quite masculine to me - there's lots of dark furniture, black / dark accents. If you could lighten any of these up a little it may be worthwhile given some of the other properties you're competing again. Not that they would put be off viewing per-se.

    Would a photo of the garden from an upstairs window give a better impression? We did that with ours when renting it out.

    If you cant get anyone to bite at £255k, how do you reckon their sale's gonna go at £270k :rotfl:

    Okay, those things like OIEO etc. are daft, but not even viewing them- that's crackers. For all you know the EA puts that on all their properties automatically, in any case, it means nothing, and doesn't stop you offering anything you like. The EA legally has to pass your offer on if you do it in writing. If the vendors only get offers on or under asking, eventually they will take one of them. You could be missing an opportunity.
