Seller Pushing Completion Date

You'd be crazy to take on debt like that immediately after moving in. Actually, you'll probably find it's refused anyway (even with interest free credit). I would leave it several months before applying for anything as lenders will be VERY wary. In fact, I'd not be applying. I'd be saving. Get second hand for now. Why do FTBs expect everything new? I had most things second hand for years, and things like 'saucepans' and 'dishes' on my birthday and Christmas lists! You 100% do not need new if you can't afford it. And 'affording it' does not mean 'borrowing for it'. Don't mean to be harsh, it's just important for you as a FTB who seems to be rather stretched anyway.

I would be more than happy if someone can donate it to me. I literally have nothing, no mattress, bed, not even cutterly. Have been renting for the whole live never needed to buy any of them. Thought IKxxx provided interest free credit, just to get a few very basic furniture quickly, so that i can unpack & have a bed to sleep in the new flat.

When we bought this place, the RM ad never said "SSTC". It remained "vanilla" right up until being taken down several weeks after completion.

Even saying "SSTC" on there is no guarantee of no viewings, any more than not doing so is a guarantee they are. If you're worried, get a friend to phone the EA and enquire.

That's a good idea, might ask a friend to do that. The advert said SSTC but i thought they should remove the advert completely? I might be wrong, maybe that's why they ignored my question :o

I wouldn't have spent any money until online adverts state SSTC.

How do you know they aren't still doing viewings?

Asking them to fix trivial things won't get done, I wouldn't do them for sure.

Searches in my area take around 2-4 weeks.

Environmental search has came back, still waiting for Local Search, should be received in 2 weeks time they said. Seller is fixing the bathroom prior to Exchange. Will need to go back to the flat to take measurement for the furniture anyway..

All you need to start with is something to sleep on (could you borrow a camp bed), something to cook with (microwave and kettle possibly) and something to eat off.
Borrow items from friends and scour charity shops.
Oh and dont complete on a Friday, thanks to my sellers inept estate agents I didn't get the keys to my house till Mon!
Find out who you are and do that on purpose (thanks to Owain Wyn Jones quoting Dolly Parton)

Mine was only donated as I'm too ancient for ebay to have been around lol. Actually, I didn't even have the internet back then, nor mobile phones :rotfl:

Ebay and cheap shops. Not credit.

Wilko is FABULOUS for stuff. I bought white crockery years ago and it never breaks or chips and looks great still several years later. I often prefer Wilko to Ikea.

Your bed/mattress will prob be the most expensive thing. Do you have enough for that?

Facebook local selling groups. We gave away or sold for peanuts LOADS of good furniture when we last moved house (downsized). I've bought odd bits and pieces over the years that way too.

Also search online for charity furniture shops near you - big charities often have larger furniture stores as well as your typical charity shops.

    :D Lucky you!

Nope cant take credit now, lender just sent the Mortgage offer & Certificate of Title form to me to pass it on to the solicitor, there is a Condition on it ' A supplementary condition will be included if your client has committed to repay other debt prior to, or within 30 days following completion. If this condition applies, commitment will not continue in addition to the new mortgage payment'. Cunning
Just borrowed some money from family, i can buy a mattress & a bed now. :T

** Thanks for all the links for the crockery!

Going to buy a few cheap appliance on the Facebook second hand market place, bargain there, thanks :rotfl:
  • However, received a letter from the solicitor about current process & a few outstanding reports for the next stage. There is a condition on the Completion, which said preferable at least 10 working days but if is less than 10 working days, there will be an additional £100 plus VAT? Is this common? Can i ask them to exclude this in the letter. As I got a confirmation from the Sales team before i even instruct them, that there is no any other hidden cost that i should pay.

As someone who was in a similar situation a few months back, I would say the most important thing to get is a mattress because you need to sleep. Next would be a microwave, a kettle, cutlery and basically whatever you think essential for you to cook. Then a dining set as you can live without a sofa for a while but probably need something to sit to work or just to use it to do any DIY around the house :) Those were the first things I got (plus a sofa). I didn't even have a bed until roughly a month later as I couldn't take time off to stay home for the delivery and sleeping only on a mattress did not really bother me :D

But be prepared for unexpected bills tho, council tax came around 2 days after I moved in then
