    The matters left outstanding from the list are the sort of thing that as a property owner you would be tackling all the time (and far worse, we had 2 burst pipes in a day last month, sod's law in operation, well, at least I am now a dab hand at draining down the central heating system). That sort of thing is just par for the course for property owners. As for the remaining concerns from your list, I'm honestly surprised anyone even noticed them.

    Seriously, and I'm not being sarcastic here, if things so trivial worry you, then maybe you need to consider if owning property is really the right thing for you. You will be worrying yourself into an early grave.

Due to work commitment have to move the date forward & is good to get it done quick subject to legal side ok. Still waiting for Search to come back though. How long usually does it take? Seller happy to fix them prior to Exchange they just want to move it quick, so we both are at the same page. Planned to take interest free credit for furniture after the completion, that would give me a good week time to sort out furniture before i moved in. Asked the agent to take the advert off the market, both seller & agent didn't responded to that. :think:

    Ideally you will have a week or so between exchange and completion. Avoid completing on a Friday if possible - if things go sideways, you want the following day to be a working day.
  • I still got deposit from the landlord will be returned within a week after move out unfortunately that would be after the completion, should be sufficient for the appliance & household etc. I have took daily essential expenses into account, service charge, ground rent on the budget estimation. What are the most common expenses in the 1st few weeks? :wall:

    Firstly, don't depend on swift return of your deposit as your landlord might be looking to deduct expenses from it. If you disagree, it will take time to resolve. If you don't, then you might have less than anticipated. Secondly, have you allowed for a larger than average first mortgage payment? Often, the first payment is higher due to the way interest is calculated.

    You'd be crazy to take on debt like that immediately after moving in. Actually, you'll probably find it's refused anyway (even with interest free credit). I would leave it several months before applying for anything as lenders will be VERY wary. In fact, I'd not be applying. I'd be saving. Get second hand for now. Why do FTBs expect everything new? I had most things second hand for years, and things like 'saucepans' and 'dishes' on my birthday and Christmas lists! You 100% do not need new if you can't afford it. And 'affording it' does not mean 'borrowing for it'. Don't mean to be harsh, it's just important for you as a FTB who seems to be rather stretched anyway.

    I wouldn't have spent any money until online adverts state SSTC.

    How do you know they aren't still doing viewings?

    Asking them to fix trivial things won't get done, I wouldn't do them for sure.

    Searches in my area take around 2-4 weeks.

    When we bought this place, the RM ad never said "SSTC". It remained "vanilla" right up until being taken down several weeks after completion.

    Even saying "SSTC" on there is no guarantee of no viewings, any more than not doing so is a guarantee they are. If you're worried, get a friend to phone the EA and enquire.

    Yes best bet is to get a friend to phone, but I'd still rather have SSTC than nothing.

    No not on the same day, Completion in the weekday end of Jun.

    Yup took that into account, give it a week for the deposit to return i hope. Have already checked with the lender when will be the 1st installment if Completion took place end of Jun i.e 25 Jun., roughly worked out the interest + principal, bills, daily expenses, service charge, ground rent, appliance etc..
