On market for 2 weeks, limited viewings

Hi All,
Our house is now on the market and we seem to be getting a few amount of views v searches on RightMove but only had the 1 viewing so far. Appreciate its only been on a couple of weeks.
House is a town house which I appreciate doesn't have much curb appeal, over the last few days the agent has swapped the external front shot to the living room. We got the viewing request the day of the change.

Would love to hear suggestions/criticisms, now going to look into freeing up a budget for some cosmetic improvements.
We have found a house we really like and it seems another couple have their hearts set on it and it looks like it might be a race to see who sells first will have their offer accepted..

I don't think there is anything wrong with the house, but comparing to others which have recently sold in the area, the price seems a little high. So this one looks similar: https://www.rightmove.co.uk/house-prices/detailMatching.html?prop=69085541&sale=6803149&country=england and while it sold a year ago, it did sell for £15K less than you are asking.
I'd think about photo order, it's odd that the outside is the fourth photo, and I had trouble working out which room was which. But that isn't going to be enough to make the difference.
And actually, 1 viewing in 2 weeks isn't so bad. It's a slow market at the moment, I think.0 -
Thanks for the quick feedback. We were aware of the local sale in the area and have priced with flexibility. On the flip side this may be scaring people off. Don't want to jump to any knee jerk reaction but we are conscious a quick sale would be best for us.

As you say there is no kerb appeal but if you look on Streetview the houses appear to have front gardens however on the photo of the front of your house the gardens have all disappeared. That makes the houses look as if they are on an estate that is sinking in popularity and people who don't care are moving in. Since the houses don't look as nice as they do on streetview people will think that they have got cheaper and so won't buy there unless the price agrees with their expectations of not very nice area.
I expect that your general area has a lot of Victorian and Edwardian terraced houses? New terraced houses in these type of areas don't really gain any value once they are second hand because people usually aspire to living in a detached or semidetached rather than a terraced house. So a not new terraced house has to be priced in line with any other not new terraced house in the area.
It is a very long way from a station. You would need a car if you lived there but there is not much offstreet parking.0 -

We made the garden disapear to create a second parking spot using slate which allieviates the need for off street parking.

I know you moved the photo of the front outside for a reason, but I know that people on here often comment that this makes them suspicious that there is something to hide.
Otherwise, I think the strong colours on all the walls makes the rooms looks smaller. Repainting the walls in lighter, neutral colours shouldn't cost much and would make the rooms look bigger.
However, sometimes this is really like rearranging deckchairs on the Titanic. Tinkering with irrelevancies if price is the fundamental problem.It's not difficult!

Is there room to move the sofa to by the back door and put the dining table in the family room? Think it may make both rooms look bigger and more family friendly?
Can you weed out the front? Even if it's on the neighbours garden they might not mind and it will help make it look more maintained for viewings as well as photos.
Definitely agree that more neutral colours on most of the walls would make it look bigger and may make people feel there is less to do when moving in.
A couple of nice pots, one by the front door and one under the window would make the front of the house look a lot more appealing, maybe a hanging pot over the balcony too?
I would lose the laid table too and maybe just have a vase with flowers in the centre as it would look a lot less cluttered.
The picture of the cloakroom could be better, is there a mirror on the wall or cabinet above the sink that could be shown too?
I would remove the clutter from the en-suite too, toiletries, the scales, the waterpick straighten the towel and just one on the rail. Same with this picture too maybe angle up a little and show the cabinet.
Could the bathroom look better from another angle?
The purple bedroom, is there room for a bedside table next to the bed? There is a lot of furniture in this room, could you lose some? Could you lose the TV?
Blue room, same with too much furniture, can you dress the bed a bit better, straighten duvet and show the pillow?
Pink room, straighten curtain, declutter windowsill, same with the bed. Is there room to have the bed in between the two cabinets?
The master bedroom is big but this photo isn't great, same thing with dressing the bed, there must be a better angle for this photo surely.
Garden looks nice but is there access? Can you show the garden from the other side too to show the back of the house?
I like the idea of showing the green space out the front but is there a better place it could be taken from?
In the description it says plenty of privacy which is a little odd, not keen on 'house bathroom' think 'family bathroom' would sound better.
The floorplan needs changing, it looks all out of proportion for the rooms and the stairs dont look right. I would maybe lose the bit about narrowing to in the room sizes and maybe just state the square room sizes for the main usable area and mark both on the floorplan instead?
