    warning to those buying a house, it's more than just a survey you may need, Consider boiler check, plumbing check electrical check if applicable or old e.t.c Anything else and your responsible

    Perhaps if surveyors mentioned in their survey they hadn't tested the electrics, plumbing, boiler etc - and suggested it would be a good idea to get a specialist in, if you were concerned...?

    cooo, can't say I have ever seen that written down in a survey report .... (but then I was temporarily blind last time I bought a property and failed to get my friend to read it aloud it to me)

    You should contac the vendors and let them know what happened so that they can avoid whoever it was who last touched their boiler.
    What was done may have been illegal if it was repaied by an unregistered engineer.

    But you have no claim against them.

    I worked for a Chartered Surveyor for many years and he always, without fail, warned that electrics, gas etc. should be checked by qualified people. This was a clause in the Report and in a covering letter when submitting the Report. Any Chartered Surveyor who does his job properly would say the same - unless they want to leave themselves open to claims for compensation.

    Even in a Homebuyers Report it states the requirement for services to be checked by appropriate tradesmen.

    Time to shop around and get a new A rated boiler
    Worcester Bosch or Vailliant is the companies I would recommend.
    Do not use BG unless you have more money than sense.
    Find a good local Gas Safe registered company.
    Check the Gas Safe register if you don't have any family or friends to recommend someone
    Pay for its self in 3/4 years and adds value.

    Was the engineer that condemned it a trusted one that you have used before? (Not a BG one that wants you to buy a new boiler...)
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)
