Landlord/agents trying to push me onto a fixed term tenancy along with rent increase and £150 admin

    You are massively overthinking this. 1 June is only a couple of days away. Just don't respond at all this week!

    I have had yet another message from them urging me to respond.

    I have no problem not responding for the rest of the week till the 1st but I imagine they will still be nagging me to go on a contract and for a rent increase even after won't they since they will want to get their fees from the landlord rather than me with the excuse of going on a contract.

    It is just that this ignore tactic hasn't seemed to have resolved anything thus far. I doubt they will suddenly stop on June the 1st; they might which would be nice but I am not counting on it. What is the gameplan then...I presume to just wait for a section 13 (or 21) in the post and pay the rent increase (which I would be happy with so long as no contract was involved.) or move out. But that means I have to wait in limbo not knowing my fate til then depending on which letter I get when I thought maybe it could be solved much more quickly with a quick letter to the LL.

    Others are getting the huff cos they feel I am 'ignoring their advice'. I haven't ignored anything. I have been doing what people have advised by ignoring the LA but it hasn't deterred them. They didn't contact me for nearly a month but now they are back at it again and being as persistent as ever; probably how long it took them to get the LL's address.

    The agents have already given you what you want a fixed term with no renewal fees, the landlord is entitled to put the rent up. What other flats in the area have gone for is beside the point. By your own admission you say you are below market rent so sign the new agreement and pay the increased rent or go on to a periodic tenancy and pay the increased rent. If you don't want to do either then serve notice and move.


    There is nothing more to debate/add, those are your options.

    They email me yet again with the same terms. I agreed I would pay the rent increase but want to stay on a periodic and they are telling me that is no good and to either accept a fixed term or give notice.

    Unfortunately, we cannot accept this a fixed term tenant is required. Can you confirm if you wish to renew the tenancy or if you are wishing to provide us notice.

    If you really want to answer then keep it simple.

    "Neither".

    In all honesty you can choose to ignore them or agree to enter into a new fixed term tenancy.

    If they really want a fixed term and you refuse then they have to serve a S21 and jump through the hoops of getting you evicted.

    That's it.
  • cashmonger - As much as kind people on this forum would like to be your personal lawyers & advisors to help you make decisions for yourself & compose your emails.; unfortunately they simply don't have time for it.

    please accept apologies as you have been advised of the applicable regulations and options quite a few times, so you should be able to take things from here without need for drafting emails and holding hands or spoon-feeding,

    I have previously asked 10x worse questions but I have not abused this forum in this manner!

    I hope your LL is not reading this thread.
