Landlord/agents trying to push me onto a fixed term tenancy along with rent increase and £150 admin

    You want a 12 month contract? Sign.

    The only thing is I imagine the landlord would legitimately want a rent increase since it is under market value rent so I don't want to seem like an !!! and get the LLs back up for refusing the rent increase.

    I notice that the agents suddenly ramped the market value up from ~£500 to £550 perhaps to goad the LL into thinking they are getting a worse deal if I refuse the increase and encouraging them to give a s21 as their best option if I resist.

    Anyway I have the landlord's address now so I can contact them directly. So I will write them a letter I think but I shouldn't mention rent increase should I in case they had heard nothing of it.

    cashmonger. You have been told time and time again what to do. Yet you persist in keeping this thread going asking what you should do next.

    Why are you bothering to contact the LL? Just ignore the communication. You want to stay on SPT, then stay on it and ignore.

    But won't this set an adversarial precedent for any future contact? What happens if something goes wrong with the flat or I want something from the LL in future they will remember my lack of cooperation won't they and want to get 'revenge'.

    That will also mean I won't want to be asking for references when I move and they are going to try and get the maximum amount out of me when it comes to getting deposit back.

    Also I am sure the agents will be telling them how much they are missing out by my not accepting the rent increase.

    I mean if I spoke to the landlord it could be me and the landlord vs the agents rather than the agents and the landlord vs me if I ignore both parties.

    It is very possible that you could spend time drafting a long impassioned email to the LL for the response to come back as "speak to the agent please"

    I would not necessarily expect them to reply to me and would say that in the message (as was said earlier in the thread) but it would just be to dispel any myths the landlord might have said about me or any possible false reasons the agents might have given the landlord for needing to renew the tenancy. I don't see why that is so hard to understand.

    I am not expecting to be 'best buds' with them. Just to give them the unbiased facts on periodic tenancies and such if the agents are giving them falsehoods to compel them to make unnecessary contracts and get their fees.

    That was my rationale anyway. Surely there is a potential benefit of avoiding a needless bad relationship with no real downside? Ie at worst it will have no effect and their opinion doesn't change one way or the other about me but at best it dispels fabrications made by the agents and give the LL new info they may not have been aware of.

    You're starting a problem where none exist. Life will throw enough problems at you without you going to look for them.

    Trying to push people into your own trajectory of action is foolish at best.

    Either take their advice or ignore. This is not a debating chamber.

    You ask for it to be repaired in line with your CPT/SPT or the law, and cite your rights if necessary.

    I think you are overestimating how much other people care about wanting to get "revenge" especially over what is to them a business transaction. It isn't The Godfather.

    Nonsense. If you've paid your rent on time and not wrecked the place, what more can they say bad about you? That is all a new landlord would be looking for. Also it is usually done along with other references (employer etc) as well as checking your finances so won't matter anyway.

    And here you have the excellent protection of the deposit scheme to stop them doing exactly that. If they try, put in a claim. Worked for me.

    It's possible, but that could happen to anyone on a rolling contract at any time. If they want to put your rent up they have the option of a s.13 notice.

    It's highly unlikely that you will somehow "divide and conquer" in this way.
