There are 14 3beds SSTC from £290k up and 7 £280k and down
more are selling over £285k than selling under £285k
activity is OK when you look at the numbers
upto £300k 3 beds for sale 13 SSTC 10
That 21 3 beds to look at and see where you fit in the pecking order
Watch the sold through prices for those and keep an eye on anything new that goes SSTC
the sold through price same mile 1year gives 128 to look at
start with 1/2 mile 51 to check
or 1/4 mile 24.
people are not shy of paying £300+ for a 3bed round your way even the terraces on Birdwood grove but they do look spacious.

Thank you both Getmore4less I was hoping you’d do one of those calculations for me. Yes that property link is the right one £325k. That no 8 is a very extended one with a separate double garage added. Wow to the price is all I can say.
It is an expensive area as soon as you get into gosport prices drop but that’s due to traffic.

Better to start high and drop, you can't increase the price if it is too low after all.
You can - my old boss put his house on the market and was swamped by offers within a fortnight so he took it off the market and relisted a few months later for £30K more. It ended up being sold for £5K under the higher price.0 -
