It's in back end of nowhere west Wales.
Is that road busy?
When google street viewed it there were tiny amounts.
The other thing photo(4) is the back garden is very big and extends to the road to the left behind the house with all the gravel.

West Wales is a slow market at the best of times, which isn't right now.
I agree the road is the turn-off and the potential building plot a bonus feature, but the number of buyers wanting one of those for a potential grannex will be very limited. It's easier to just buy somewhere quieter that has one.
Sorry, perfectly good house, though internally the space needs rearranging to make the best of it. One does that when the plot is worth it. I did it here, but I don't have a road like that, or as close, meaning my pets (and children if they were younger) are safe.0 -
Thanks, that’s so useful - we call it the laundry room but that’s because we have put up shelves in there for linen, blankets and towels etc and we have Airers in there with clothes drying, ironing is also done in there - but the washing machine and tumble dryer are downstairs... I’ve phoned the estate agent this morning to have the details changed to be bedroom 4 instead.
We never thought how other people would (rightly) assume the washing machine etc was in there too! Feel very doah!!! Now, but so glad of all your feedback . Its exactly what we needed !!0 -

People are holding off if they can because of Brexit uncertainty. You can sell in the current market but only if you price very competitively (read cheap).
Many on this board seem to be burying their heads in the sand and will tell you that a chair is is the wrong place, but the market is just stagnant.
The sellers of the house you will be wanting to buy will wondering where you are at the moment- but you wont be able to carry out serious viewings yourself either - the market has seized0 -
There’s no building plots nearby... not sure what’s giving that impression?? There’s a cul de sac of retirement bungalows at the back of the house it could be someone’s drive ??0

The short and long is that we agree with you about the market. Add the road, which the OP can't change, and the conclusion is either reduce to a level when someone bites, or take it off the market for a while.
Things are no different in the quiet part of Devon where I am. Keenly priced property has sold; everything else is just sitting, for more than a year in many cases.0 -
