Only 1 viewing in 7 weeks

Our house has been on the market 7 weeks and we’ve only had 1 viewing. It was v positive feedback but they said they have a property to sell first. What’s people’s thoughts or advice please?

    My first thoughts were how close the dining table seems to the sofa - that room looks very cramped. One of the bedrooms also does - the one with two beds in?

    A couple of problems for me . Downstairs looks spacious with a large bathroom downstairs and yet upstairs looks really small from the photos (would prefer measurements on a floor plan )

    If it were me I would have done away with "laundry room" and extend the upstairs bathroom.

    One thing would put me off and nothing you could do and it's very close to an A road

    I have lived near one in the past and never again .

    Looks nice and tidy and love the decor

    I agree that the lounge-diner and sitting room could be presented better on the photos - perhaps if you make one the lounge and the other a dining room rather than both of them being mixed use.

    Also it looks like the main bathroom (with the shower in) is downstairs? That may detract for some people.

    Laundry room? Is that a tiny bedroom/box room (I think there is no picture). Perhaps it would be better to label it "office/Bedroom 4"?

    None of this will "solve" it if your prices is too high relative to the rest of the market.

    Thanks everyone - it’s great to have some constructive feedback. We use the sitting room as the kids play room... but we never thought that might be putting people off, so will look st making that the dinning room.

    We will also take one of the beds out of the bedroom which currently has 2 in.

    These are easy changes we can make - any other comments would be greatly appreciated even if it’s only to say you agree with others comments - they would be helpful also ��

    The usual place for a laundry room would be near to the kitchen not upstairs near to the upstairs bathroom. I think most people would be trying to think of a way of putting a laundry room next to the downstairs bathroom which means work. When you have done your washing you don't really want to carry it all through the house and down the stairs to hang it out in the garden to dry. I don't really understand why there is a bathroom in the place where most people would have a downstairs loo and utility room. Most people like to have the bathroom upstairs. So the laundry room and bathroom somehow seem to be in the wrong place.



    The A road will put a lot of people off. You have to price it to reflect the fact that most people will try to avoid that location.



    Your price also needs to reflect that people will want to do something about the strange laundry room downstairs bathroom situation.

    It also looks as if the only back door is in the small extension bit? At least that is what is implied on the floor plan which means that there is no outside door at the bottom of the stairs and so your fire exit would be through the kitchen through the lounge or the entrance hall and out. I am not sure that this arrangement would meet fire regulations because of the danger of furniture being across the escape route?

    tiny upstairs bathroom is a shame, but its the road, how long was it on the market when you got it?
