Just wanted to close the post. So many tines you google something and people ask questions and then you never find the outcome. Might help someone else out one day. Thanks for all the help. I am happy with the offer and its been paid already yeah could have got more and maybe counter offered but all i wanted was my deposit which i was entitled too yeah LL didnt do the correct thing but it has cost them extra 400 so they might think twice next time but for me I am happy and will have a beer tonight paid for by LL0
