Impatient Seller and No Viewings

    You have a nice house and I don't see why that shouldn't achieve the £80k.

    I don't think the pictures are good angles, the lighting seems off and generally I don't think you get a good feel for the home. The first picture is of the back of your house and a driveway - not of the front door, no pic of the garden and no curb appeal. The first pic of inside your home is of the back of a dark sofa.

    When we sold our house it wasn't anything special, we did decorate to sell and kept it tidy for viewings but no offers for a few weeks. We went back and asked the EA to repost a walk through video that they previously posted on FB, but this time to boost it with £50. It got 5x the amount of likes and shares that it did first time round and in one of the comments were our buyers, the only offer we got.

    Don't worry about Crashy & me; it's all pretty normal for this board. We'd probably like each other if we met in the pub; especially if it was his round!

    You have an 'outstanding' primary school nearest to the village which is an asset, as is the 'open view over countryside,' which we cannot see unfortunately. The large private parking area's a bonus too. Personally, I'd have the blinds more open for the photos, but it's not mission critical.

    The presentation is fine and the kitchen doesn't jump out as being as bad as you say.

    So the main thing is to get people through the door, which is going to be offering value. You have 3 bonuses there: school, parking views, so make the best of them.

    I couldn't find it on street view because the backgarden where you park is not blocked surface but grass. On the front of the house which you are using as a backgarden but which is actually a not at all private front garden there is no gate to the front door so I can't see how you get to the front door from the bus stop.


    It isn't really a family house because of the garden situation and the lack of privacy.

    You have a lovely view from your house and some front garden but neither are shown.

    I would declutter the lounge, kitchen and third bedroom. You have a dining area space but have a rug down which covers a nice laminate floor, the crushed velvet pouffe isn't doing anything except taking space, so take it out of the room for shots and viewings. You have quite a heavy, dark sofa but the angles and lighting in the photo make it look even heavier and darker - you want the blinds right open, show off as much window and natural light as you can. Take literally everything off the kitchen sides, show off as much of your worktops as possible, that's what people will buy, not your microwave or teabag jars. Take the bathmat off the bath, get a better angle photo. The third bedroom doesn't need a rug down, again show off the laminate, take the mirror and mannequin out. Again, angle is shocking, it's as if they've squatted for shots around your house then fancied just looking down at the floor when actually only once I look in the mirror reflection I see the left of the photo is a storage unit so the room is bigger than is being shown. The blinds are down in bedroom 1 & 2. Take the small bedside unit out of bed 2 and probably the rug. In fact I'd debate taking the bed out all together or getting a lighter cover for it, just to brighten the room a bit. I'd probably get some nice, colourful potted plants for the front of the house but not a deal breaker. I'd use that as your first picture rather than a driveway.

    It's lot of little details that can add up to make an impression, stuff that doesn't make sense or cross your mind when you're living somewhere but you want to create a space as appealing to as many people as possible. Best of luck with it, I'm sure you'll manage to sell.

    I could not find it on street view for a long time, it turns out its been blurred out of existence, and it is the one on the main road with a bus stop out front, it usually takes weeks for google to blur a house!

    I couldn't find it quickly, so gave up, like most people would.

    If it's the blurred-out one, that's bad news for two reasons:
    • people won't find it
    • if they do find it, they'll probably think the vendor is secretive, odd and probably difficult to deal with!
    I appreciate this may not be the house, or the vendor may not be the one who asked for the famous Google blur, but it's not an asset in a selling situation and probably would take a long time to change.

The bedrooms look tiny on the photos and although they're not huge they're all doubles. My house isn't the one that's blurred out on Google Maps, it's 2 doors down from that one and the Street View is before the drive was block paved.

    Here's to another day of wondering if I'll get any calls about viewings. Please keep your fingers tightly crossed for me that it's sold soon.

    Update when you get the first viewings and feedback.. I always wait for feedback to see if there is anything I can change before the next one.

    IMO I don't think it will take too long if you are open to sensible offers

    House is nice, despite mediocre photos if the price is right for the area that will sell.
    Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

    Agree that photos aren't doing you any favours. I'd be tempted to get the block paving washed and sanded. We're going to do that for ours as it's quite grubby and we reckon will be £200 well spent.
