New build - What deal did you get?

Hi everyone, I'm new at posting to this forum but have been lurking for a couple of weeks whilst looking into buying a new build.

Firstly, I'd like to apologise for starting a new thread on something that may have already been discussed extensively but after using the search feature I've not found exactly what I was after that has also been posted in recently.

As the title suggests, I'm interested in knowing what kind of deals you have managed to get on any new builds. Near me (Lowton, Warrington) there are quite a few developments going on by companies like Persimmons, Wainhomes, Taylor Wimpey, Bellway and Bloor. I'm mainly interested in 2 of the developments and will be having a meeting on Monday with an independent mortgage advisor and then checking out the developments.

If anyone would be willing to share any information regarding things such as the area/development, asking price, discounted price, extras that are thrown in, timings for anything such as when you reserved or signed the final contracts then it would be greatly appreciated.

    We've reserved a Persimmon home in Buckshaw Village (Chorley) but I currently live in Leigh, so not far from you :)

    We reserved our 3 bed at £164,995 and negotiated fully turfed back garden, full fencing all around, back gate and an outside tap when we reserved. In the past few weeks (we have not yet exchanged contracts) they dropped the house prices by £2k so we got back onto them and ended up with an additional £3k credit from them. What I learnt from this was that we could probably have haggled for more! Go in with your definates that will be a deal breaker but I would ask for a few additional things too. :)
    July Total - £9,120.95

    I am originally from Leigh too but currently live in an ex-council house in Lowton. I'm considering moving into a new build but I don't want to feel like I'm getting an awful deal on a house because I didn't push hard enough. I don't usually ask for a discount anywhere, even when I am entitled to it.

    I've just moved (Last Thursday) into a new build.

    House already built so was turfed and tiled flooring throughout kitchen and hallway. Carpet everywhere else.

    Listed at £580k.
    Did a deal at £555k with them also paying stamp duty (£17,750).

    Builders like to keep the cost of the house higher for future sales of other plots so stamp duty and extras are the opening things to aim for.

    For me, I didn't care how they worked the sums out, I just told them the total I was prepared to pay.

    I bought my new build for £425k, down from £429k (every little helps right).

    In that I negotiated:

    Flooring throughout the house, Turfing in Rear Garden
    Fitted Alarm
    Overhead Waterfall Shower (it comes as standard otherwise)
    Patio slabs by the rear garden
    Stamp Duty paid for (which came to £6,500 in the end)
    Integrated Dishwasher into the kitchen

    Hope this helps with some ideas to negotiate on

    We have exchanged and shortly about to move into one on the Willows in Newton Le Willows.

    We bought off plan and did an early bird reservation as we really wanted that house (so reserved before it even released). However we got the standard stuff such as fully turfed and fenced and negotiated our legal fees paid for us (my own solicitor too).

    Biggest issue we had is we were too eager which was showed out hand straight away, and the early bird reservation meant they knew we wanted it.

    Speaking to new neighbors they got the expected extras such as upgraded kitchens and large credits to spend throughout the house etc (no one seemed to get a discount off the list price however).

    Thank you for letting me know. I've been to see a Wainhomes sales office today and they kept talking about people buying houses on the early bird 'scheme' but I might try to avoid doing that because like you say, it shows you're eager so they will be less inclined to offer incentives.
  • We've bought with Redrow in the Greater Manchester area however as the development is so popular there were absolutely no incentives available. Speaking to our new neighbours at the welcome meeting it would seem that nobody else managed to get any sort of extras thrown in either although collectively we did manage to get early bird prices which again weren't negotiable. The sales office advised that each release of houses was being sold within 10 minutes with people queuing to buy following a waiting list so if the development you are interested in is very popular you may struggle. You can only ask!
