New build - What deal did you get?

    At one site, the sales representative tells me that it's been a hugely popular development with one particular design having close to 50 people on the waiting list hoping to grab one from the other build phases. Lots of other little stories which back up their claims but it could very easily just be sales talk with no truth behind it.

    The overall area does seem to be very popular, there were multiple houses that had several early bird reservations on them that we were interested in but were told by the agents (at different developers) that it would be a waste of our time as in some cases there were several people already on their list to contact who had 'reserved' first.
  • Ours was a little different as our house includes turf, patio, fencing, power and lighting to garage, outdoor tap, security lighting and alarm system. But we did manage to get full flooring throughout, legal fees and 5% deposit contribution and a £500 voucher to buy things for the new house. Don’t think we could have pushed anymore with this house. Others we looked at though we could have pushed for more extras but wouldn’t have been of as much value to us at what we got here.
  • We just exchanged on a Redrow home, included we got:

    Flooring throughout the property
    Fully fitted kitchen appliances
    Front and rear garden
    Outside tap
    Stamp duty contribution

  • Depending how desperate you are, wait until they are selling the last available plot on the development. They are desperate to sell at that point as they need to move onto another site so they will give you almost anything that you ask for. A bit of a gamble about knowing when to make your move though.

    What developer was that with?

    The included items sound similar to Wainhomes. There's no mention of flooring included but flooring isn't on the extra's list either so will have to ask them about this when I'm next there.

    With the 5% deposit contribution, does that mean they gave you a contribution less than 5% to help you to have a deposit of 5% in total or did they actually give you 5%? I think it's just me being thick but I couldn't decide what it meant when I read it.

    Unfortunately for me, this development was initially planned for 10 years, it's been around 2 years so far. It's apparently very popular so they've decided to double the work force and they've told me they expect to be there for 3 more years. I wouldn't mind waiting 12-18 months if I was sure to get a great deal but I can't see the deals being worth waiting around 3 years in this case.

    One thing to consider too, which is the way we looked at it, we wanted to get onto the property (currently our rent is more than our new mortgage will be)

    We liked the house and the area, its closer to a school for our son as well as being bigger and more space, in a private area and full of other children for our son to make friends (as opposed to living on a main road in a less than desirable area)

    So while the extras are usually the main thing on peoples minds there are a lot of other areas to consider as well which were the trump points for us.

    No you need the 5% deposit then they will top up. If your using help to buy you are capped at 5% in incentives so you can’t get anymore. But Wainhomes literally offered us 5% to spend however we wanted and we had just walked into the sales office. But there are a lot of developments going on here so it’s very competitive

    Ah right, that's what it's like near me. Within 1 mile of my postcode there's a Bellway, Bloor, Taylor Wimpey, Wainhomes, Persimmon and a few small scale ones (<10 homes) so I was hoping there would be more competitive style negotiating but so far they've been quite happy for me to walk out without even trying to persuade me to look around show homes or to discuss any sort of sales.

    One question I have about Wainhomes though is did you get flooring throughout as standard? It's not mentioned in the standard specification of any of the houses but I asked them for an extras list and got given a photocopy of one side of A4 showing hardly anything, no glossy catalogue like all the other developments have.
