    sounds like you were lucky on that one- imagine if he had fought it and you'd ended up in court! Even with photographic evidence, you have to go through the proceedings to fight for your rights, which takes up time & energy- probably more than the deposit is actually worth.

    This is one of the things I find bizarre about the whole letting situation- at least in the UK, if a tenant decides to fight it legally out of vindictiveness, even if the tenant is obviously in the wrong & you're bound to win, the time hit you take on can be enough to cause serious damage to you financially. The same applies the other way around- bad landlords vs good tenants. The damage in time to the "right" party can be significant.
