In answer to the question in your OP, I would've kicked them all out0

Latest update to this thread, to continue the Lodger experience, in case anyone is interested (which I doubt!). All those previous lodgers either left or were kicked out, and it has been somewhat of a relief since. However, financially due to income changes, we unfortunately need a lodger to make ends meet. Until we're in a position to move, the experience continues...
So here's the latest update (these are completely new people):D:
- Lodger who promised us she's a non-smoker, started smoking a couple of months after moving in & threw piles of cigarette butts by the front garden, creating a lovely entrance to our home. Suffice it to say, she moved out.
- New lodger brought her own furniture for the already-furnished-bedroom without permission. Needless to say, it wouldn't fit, so she then proceeded to remove our own furniture from her room & dump them in our hallway without saying anything to us. She then moved our hand-made pine bed around her room without permission, damaging it in the process. Knowing bills are included in the price, she put a 1000Watt air conditioning unit in her room & it creates a deep hum throughout the house. She then started playing loud music (ignoring the house rule) & later started smoking in the front garden, depositing her used cigarette butts on our front garden. Perhaps she was trying to nourish our plants?
- Next lodger brought her bf home, whom regularly parked on our driveway without permission, preventing us from using our driveway. She blocked access to our hallway by leaving her open umbrella there to dry. Other than that, she hasn't done anything else too untoward, which, by comparison, makes her one of our best to date :rotfl:
It has reached a point where it's a running joke as to whom we'll end up with next. We once went away for 6 days and returned to find the house like pigs live here. Dirt all over the floor, oven door open, microwave door open, oven gloves & kitchen towel on the floor, bins over-flowing, washing up piling up, carpets brown with mud, litter all over hallway floor, post not picked up off hallway floor etc. We even saw on cctv that after a parcel was left on the doorstep, our lodger stood on top of the parcel & then closed the door behind him! Didn't even bring it inside. They live like animals- but they don't want to be treated like animals- and if we showed them the house in the state they leave it in, they would never rent it!0 -

Always interested in comparing notes just to see if my previous pair were typical. The two currently occupying my spare rooms are wonderful young women, and I feel I can trust the completely - Rent is paid on time, washing up done promptly, no smoking indoors, and they always ask before inviting guests over.
Unfortunately, I have limited experience, so can't really offer any advice on filtering out the less desirable types. Her courage will change the world.
Treasure the moments that you have. Savour them for as long as you can for they will never come back again.0 -
Which of these situations would you consider bad enough to kick a lodger out, which are just minor annoyances to tolerate & which should deserve a few warnings first? and how many warnings would you give them? Quite interested in the numbers. :rotfl:[/QUOTE]
You deserve a medal as big as a dustbin lid!!!0 -

OP
Seems like you have a sense of humour because all of these would have been given instant marching orders if they were lodging with me!
One Lodger really made me tear my hair out but I knew her departure date so marked down the days on my calendar. She absolutely stank! Broke the pine bed frame. When she walked across her room the entire house shook - yes she was quite over weight! Masses of empty junk food packets all over her room. And she was a night prowler. Fumigating the room after departure took a lot of incense, washed carpet and room spray!
The girl who was shouting on the phone & Skype all day and night loudly to family overseas, even when she was cooking she was on the phone. Plus she left the window open all day and night because she was claustrophobic, so rain came in warped the floorboards. She had to go.
Did have one lad who swore blind he would only smoke outside but hadn't reckoned on my very sensitive smoke alarms!!
And I totally accept that no one will every wipe down the Hob after their pasta has boiled over spilling water everywhere. Sighing silently I just clean it up. Re-cycling strangely, is still a bit of a fight but I keep trying. I mean how hard can it be to work out what is food waste! Left over pizza is not the same as the cardboard box in came in. smh. Guests, 2 nights a week & only established relationships absolutely no one else, not your mum or your brother/sister, no one else. I recommend the BnB on the corner above the pub.
My saddest/strangest story is the girl who ran away and to this day I don't know what happened to her. Her parents just would not leave her alone and were always rocking up without notice to 'visit'. One day she disappeared, literally on the day of her last exam, she must have slipped out the house so quietly that no one heard a thing. The police found her and she indicated she did not want her parents to know where she was. (No they hadn't started digging up my garden!) Parents thought we should have looked after her! She was bloody 21, not in the contract to be a Guardian to an Adult. Weird thing was she asked for her deposit back early as it was originally paid in cash, at that time it wasn't a big deal to work in cash, so gave it to her Thursday as she was leaving on the Sunday. Friday she had scarpered! Thought I saw her several years later in a crowd, but she clearly avoided eye contact. Good luck to her.
I also had an American who was stopped at Heathrow and sent back to France where she had gone for a weekend. They were not happy with her visa, kept her in detention overnight and put her on a plane to last place of entry - Paris. Had to ship her belongings back to LA. Thank goodness for deposits!"... during that time you must never succumb to buying an extra piece of bread for the table or a toy for a child, no." the Pawnbroker 1964

Lordy! All reminds me of the joys of shared house living when I were a bright young thing... Some of those lodger stories are horribly familiar.... :rotfl:0
