    There is nothing really you can do other than to tell any prospective buyers that you have recently cleaned out the cess pit and show them the invoice if they ask for proof. It actually might make prospective buyer's warm to you as a vendor, which could affect the bid they make.

    Some prospective buyers like dealing with vendors who do not appear to be squeezing the buyer for every penny. Some vendors will get there heating oil tank emptied, change the light bulbs to cheap traditional ones and take their expensive energy saving ones with them and the buyers will not bid up as much as they would do otherwise as they just do not like the attitude of the vendor.

    Most people are convinced they know what they are talking about, but in reality are just guessing.

    Do you have an ongoing payment arrangement with the company, or do they invoice you each year after the clean is done? If the latter, I'd be tempted to just not pay. There probably isn't a contract, and they've carried out unsolicited work.

    Of course you can complain.

    But what resolution are you seeking? You will soon be putting your house on the market, so you will probably never use the company's services again.

    If you don't pay them, they may return the "contents" back to you!
