Replace that bath panel, and repaint the bedroom in pic 9, it looks like mold will burst from the walls at any min, or was the paint still wet when the photo was taken?

Thanks for your advice it does look like mould doesn’t it it’s not it’s just half painted on the picture it looks extremely patchy it doesn’took as bad in person but obviously needs finishing. Will be finished ASAP. The ceiling hasn’t been painted for almost 8 years so needs freshening up!0

Wow, that bedroom and kitchen will now sell your house! What a drastic difference. You may get away with that kitchen ceiling/light as many forget to look up when they're viewing. Make sure the light is on - ie don't turn it on or it'll do that flashy thing they do and draw attention to it. Still a tiny bit of improving that could be done, but that now looks fabulous!
I seriously had to go back to my last notes as I couldn't see what possibly could have been wrong with it last time. Small but effective improvements.

Our improved listing went up 11 days ago we have had viewings. First viewer buys houses to rent he offered £78 which doesn’t leave us with enough money for deposit on the new house . Second viewer said was too big she was looking for somewhere smaller, third viewer said wasn’t the layout they were looking for think this was polite way of saying they didn’t like it. The fourth viewing was this morning so haven’t had feedback yet but think if they wanted to buy they would it got in contact straight away. Roughly how many viewings should we get before we get a reasonable offer ??0

We had an offer after 12 different viewers, we negotiated back & forward then accepted. Then seller dissapeared. Had about 6 more viewings after that then another offer that we have accepted.
Think it will always be dictated by demand for your type of property in your area, my estate agent told us that their average viewing to offer ratio was 12/1.0 -
