    Marketed our property on Tuesday. Had a full asking offer today. Taking it with the usual pinch of salt.

    I exchanged last week for full asking price (offer end Sept 2018). Received offer before going to open market.


    I expect a deal and for markets to recover and to be situation normal.
    I don't blame people for holding off for a few months, but holding off for years or decades can have a significant effect on lifetime finance (and before brexit we had greece and bank bailouts, so there is always something to worry about if you are that way inclined).


    There is definitely a snow-ball effect with personal finances and I'm at the stage of life where my house and pension are earning more than me.
    Delaying starting the snowball will have a massive effect down the line.
    I didn't really realise this until I got to where I am.


    I don't expect any significant changes to government policy on housing, hose building, planning etc. so fundamentally don't expect any changes to the popularity of property, expect amongst landlords, but not massively significant to the market as a whole, so it's still a no brainer to buy somewhere to live unless you are economically mobile.

    We've been up for 7 months, had 5 viewings and 1 offer that was 10k less than what we needed. We're in a bit of a bind with the house as we bought it on a help to buy/shared ownership scheme a few years ago and we have a precise settlement figure we need in order to proceed with a sale :eek:

    I expect you have but I'd be totally upfront about that with buyers.
    I was selling a home to pay for nursing home fees so I didn't have much wiggle room otherwise my decisions might be questioned later if the money runs out.
    We were simply up front about this, although I appreciate this doesn't always mean the EA will be upfront to buyers.

  • The downturn in prices isn't being seen in South East Wales.

    A friend bought her house last year in February hasn't done any improvements and due to a change in circumstances put it on the market 2 weeks ago. Within 3 days she got £25 000 more than she paid for it and £8000 above the asking price. The price was equivalent to other local properties.

    Another friend has just bough a house in Chipping Sodbury. She paid £7000 less than the asking price.

    DS put his property (in Brighton) on the market a month ago and within the first two weeks after a flurry of viewings, received two asking price offers. After some negotiation he eventually agreed a price £5k over asking from the one who was a cash buyer.
    Mortgage-free for fourteen years!

    We put our house up in Feb and sold within 6 days for £2000 under asking, should be exchanging this week and moving in May (to new build) so Brexit didn’t affect us.
