  • You need to ask less than what you paid for it a year ago. Why do you think it's maintained it's value?

I’m not going to go into my personal circumstances online any further.

I’m aware of the mistrust of it only being owned for a short period of time too. But I’m not going to knock £50k off the price when it’s only been on the market for a few weeks.

Try 25K, that might scare up some views/offers?

You say you could not afford to rent and keep the house. How about letting your house instead of selling it and renting a smaller property yourself.

If you decide to do this there's lots of very useful advice from G _M

I have had difficulty selling my house. I have only owned it a year and have had to try and sell because my father is ill and I want to be in walking distance of him.

I live in the north west wirral. My house is detached 3 bed, Two reception rooms, half bathroom and full bathroom newly fitted. It’s double glazed and had a huge garage that could be converted into a room.

The problem is the garden isn’t south facing and is a strange size. It wraps around the back and side. I had new fences put it and removed some of the patio to extend the grass.

I’ve slightly under priced it. I’m only asking what I paid for it.

I’ve had 5 viewings in just under a month a one was booked in for a few weeks. There is no more interest. The feedback is the garden size and not south facing. The house is off white and no strong colours. We do have animals, 2 house rabbits in a clean enclosure and 3 tortoises in the back room again clean area. The windows are open and the room is made fresh for the day with oder eater. Most of the viewers were interested in them anyway! They aren’t in the house photographs.

I know November is a quiet month but I’m starting to get worried with the Brexit looming. I can’t afford to rent and keep the house at the same time.

The previous sellers had trouble selling this house too and I’ve made improvements. Some feedback said the house price was accurately what it’s worth but again the garden problem.

On what basis do you think it is under value?

Do a more like this Inc SSTC and see what people are making offers on.
You need to work out why they picked those and not yours.

A link and someone can do one for you

You have given very little to go on, most times people provide a link things like poor marketing and staging can be sorted and pricing can be addressed if needed, success rates are good.

If there's no demand at the current price, then it's overpriced. Reduce the price.
That's not always true. Unless you have an irresistible property or listing yours at a knockout price, it can take 6-8 months to sell a home.

The property market is receding after a bull run and we are heading for for Christmas. Even 5 viewings under a month is good in this climate.

The OP and other sellers should exercise more patience.

True, but unless the price is right they will need a LOT of patience in this market IMO.

£50k was quoted simply as an example to show that it's not the garden, it's the price. The garden may well be affecting the price peopel will pay but ultimately it's the price and possibly you are some way if if you've nit even had a lowball offer,

In most cases yes it is.
  • Buying property is not at the top of everyone's agenda at the moment, with so much stuff going on re Brexit etc. It's like trying to sell bikinis in the winter.
