Advice about house selling - no offers.

I have had difficulty selling my house. I have only owned it a year and have had to try and sell because my father is ill and I want to be in walking distance of him.
I live in the north west wirral. My house is detached 3 bed, Two reception rooms, half bathroom and full bathroom newly fitted. It’s double glazed and had a huge garage that could be converted into a room.
The problem is the garden isn’t south facing and is a strange size. It wraps around the back and side. I had new fences put it and removed some of the patio to extend the grass.
I’ve slightly under priced it. I’m only asking what I paid for it.
I’ve had 5 viewings in just under a month a one was booked in for a few weeks. There is no more interest. The feedback is the garden size and not south facing. The house is off white and no strong colours. We do have animals, 2 house rabbits in a clean enclosure and 3 tortoises in the back room again clean area. The windows are open and the room is made fresh for the day with oder eater. Most of the viewers were interested in them anyway! They aren’t in the house photographs.
I know November is a quiet month but I’m starting to get worried with the Brexit looming. I can’t afford to rent and keep the house at the same time.
The previous sellers had trouble selling this house too and I’ve made improvements. Some feedback said the house price was accurately what it’s worth but again the garden problem.

The garden is an excuse not a reason. The reason is the price. Knock £50k off the price and no-one would bat an eyelid at the garden.
You may have to accept that you won't get back what you paid for - not if you're looking to sell quickly anyway.0 -

If there's no demand at the current price, then it's overpriced. Reduce the price.
I don't know the area, but what have prices done locally in that year? Was there much competition when you bought it, or had it been lingering on the market?
Remember, also, that any potential buyers are going to look at it and think "Why are they selling so quickly? What's up with it?"
Also consider other options - you say that you want to move to be near your ill father - but could he move nearer to (or in with) you? What happens if you move and he passes away? How far away are you currently from him?0 -

£50k is excessive. In reality it's the time of year, not a good time to sell and create chains. Leave the property as is. Early in the New Year speak to your EA and agree a strategy. The market will naturally pick up as spring approaches.0 -

Are there many potential buyers around at the moment where you are? Our agent told us that the market is very slow at the moment; I think he was shocked when our house had about seven viewings booked in the first few days.
In the area where we are planning to buy, we added a load of properties to our 'watch list' at Rightmove, and most of them disappeared from the market last week. So, I'm assuming there's no interest there at all. :undecided

Firstly £50k was an arbitrary figure plucked out of the air to illustrate a point: many buyers won't be that bothered by the garden's orientation, size of shape if the property is otherwise priced keenly.
Secondly, whilst £50k is a massive amount off a house priced £200k, it's a drop in the ocean for one priced £1m.
Whether £50k is "sensible" or "desperate" for you depends on what it's being marketed at in the first place, which you omit to mention.0 -

Presumably they waited for a buyer who wasn't put off by the garden - you can't be the only one!
In the mean time, as you cannot afford to rent and pay your mortgage, you will have to accept not being as close to your father as you would like.
