63 will not get evening sun.
We have south facing and the houses to the west cast over the garden.
have you gone through the planning information.

if that building and trees are staying you won't get any late afternoon or evening sun.

Our house is NW facing. With a 90ft rear garden. There's always an area in the sun and the shade. We've 4 different searting areas. I wouldn't want a garden with no shade at all.
Likewise the lounge at the front of the house is correspondingly warm.0 -
Any property on the edge of the development you need to look whats off plan.
those on the bottom right will have the wood of Sweet Clough greenway walking path at the bottom of their gardens0 -

plot 4:
a) no shared drive with plot 1.
b) bigger garden
c) further away from the lane to the north
d) plot 3's garage somewhat shields the garden
plot 2:
a) Hopefully you realise the grass in front of the house along kiddrow Lane is to be public open space, behind the wall, which is to be lowered to just 700mm (2 feet) Hopefully this means something. there is actually a cycle link in to the estate right in front of the house. not special for privacy.

b) slightly not as over looked as plot 4 garden
c) plot 3's garage cuts into the garden
you'll no doubt hear the kids at break times from the new school somewhat in most of these properties.
Personally I'd wait for plot 63 its much superior IMHO0 -
Plot 4 all the way, plot 2 has a shared drive and plot 4's garden is bigger0

We have a patio area outside our back door, and another at the back of the garden which we always use. Didn't fancy one at the back, but we'd only get sun very early in the morning without it!
I now prefer it as we're not overlooked at all at the bottom of the garden due to the way the rear of the houses either side are laid out. One can only see us from the 2nd bedroom window (and he tends to keep that curtain closed), and the other side has a frosted bathroom window - other rooms are set further back so can't see us.
So don't forget you may actually be able to move the patio/seating area. Doesn't have to be immediately outside your back door.2024 wins: *must start comping again!*0 -
2 is the one I'd pick.
But I'd worry that I were sitting in the garden and 4 bought a HUGE trampoline and stuck it down the bottom of the garden and you'd be plagued with 6-8 faces over the fence every 3 seconds from 3.30pm until dark.0 -
I would not buy that house design on ANY plot. Your Lounge is at the front, i.e not overlooking or opening onto your garden, but looking out onto the road at the front.0

Plot 2 doesn’t share the drive with plot 1, plot 1 have two parking spot on the top left corner0
