Rented House, boiler broken with no hot water or heating for a week

    Landlord is being stupid in my opinion.

    He should have immediately apologised, arranged other heaters (oil-filled, safer, several of them), offer to pay extra heating costs and reduced rent a bit. As well as arranging repair/replacement himself, sharpish.

    Well, that's what I would/have done as a landlord.


    But, no requirement for being sensible to be a landlord.....

    There are lots of really good landlords around. A good friend of mine rented a small flat in Balham in the 1970s, long before current legislation. The owner was a lovely Jewish chap who had loads of properties and didn't believe in ripping tenants off, the rent was £12 pw:D The ceiling in the bedroom started collapsing although it wasn't a major problem, the room still usable. The LL got someone round to clear up the bits and refused to take a penny in rent until it was completely sorted. I lived in the flat before she did and I put in a new bedroom carpet. The LL refunded the money without being asked.

    As I said, there are really good LLs around

    Can you imagine writing in the terms .... you are paying for the use of a boiler for heating and hot water. However should this break down you may go without what you are paying for for months, depending upon how long others might wait for tradespeople. Please don't take action yourself, you're not allowed to. Just carry on paying the same rent and buy yourself a heater. Your landlord will use your rent to pay his/her own gas bill. Have a goid Christmas
