Rented House, boiler broken with no hot water or heating for a week

  • GM I know the tenant doesn't have a leg to stand on, I just don't agree with the definition of reasonable in cases like this. Your hands are tied as a tenant as you're not allowed to sort it yourself and the tenant has no authority to push things along. It's not affecting anyone else so the landlord has no motive, unlike a house owner, to sort it out quickly.

    What's reasonable, is how quick an engineer can come, you can't magic one up tomorrow, it's a busy time of the year for them, unless the tenant wants to pay x10 for a job

    The landlord should be attempting to get it fixed in a reasonable time, which they are doing by the information we've been given in the OP.
  • Op, what GM says in first response makes sense. Record everything you say on paper, back it up with letters, I would be enquiringly every single day for an update. Reasonable and attempting are subjective words and they don't exactly push a landlord into acting in the best interest of the tenant.

    My mother in laws boiler broke down this week and we paid extra for her to have someone come out. I've done that before as a landlord but most wont, and don't have to.

    You sound like you write school reports ;). I know theyre not your words but reasonable and attempting aren't very convincing.

    The difference for a tenant in these circumstances are that the tenant pays rent based on certain services being available, obviously if due process is taking place with the insurer the landlord is doing all they can on that side of things but they should IMO provide an alternative source of heat for tenant and perhaps a small reduction in rent for increased electricity costs to heat water for washing etc/heaters provided (likely to cost more than the gas cost for normal use of the boiler.).

  • What is it with tenants who expect Landlords to fit a new boiler by return. I had to have a new boiler last year and in total it took 3 weeks to get it installed and signed off.


    Gas Engineers are very busy people and believe it or not they don't prioritise home owners over tenants .


    Would you get compensation if you were a home owner by way of mortgage reduction, no you wouldn't and nor should you expect it off a landlord . Yours is doing all she can by the sounds of it so stop with the self entitlement.

    BBH your boiler is nothing to do with your mortgage company. When you buy you take a loan out to purchase a property then take responsibility for it. A tenancy is a service arrangement - I bet it was advertised as having hot water and heating, and now it doesn't. I can give many examples where customers (tenants) aren't happy with their goods (landlord supplier). So they take them back, get a discount etc. The other thing is the tenants hands are tied do they can't make decisions about the boiler, unlike an owner of a property.

    Having said that, legally the landlord doesn't have to do a lot and can crawl at a steady pace. So if I were the op, I would be asking for a daily update. Which the landlord should understand as it's miserable being without. It's not especially good for the landlord either as it can make the house damp.

    You gotta just love the alternative extreme views that spout forth in a thread like this. On both sides!

    Notably missing is the OP who has not been back. Have they followed advice? Has the problem been resolved? Are their fngers so cold they can't type any longer?

    Will we have to wade through another 20 posts of irate opinions from uninvolved wierdos like me before finally finding out what happens.
