Only bathroom is accessed through bedroom

We have three children (one with us weekends only) so the plan would be to put the three in the large room together while we take bedroom 2 and use bedroom 3 as a playroom/dressing room. We've offered based on a 2 bedroom but apparently there was "a lot of interest" after the open house according to the estate agent. We like the house a lot but I'm not willing to pay the full price when it is essentially a 2 bed.

My mother in law lived in a house like this. Her's was the mirror image. What she did was to put the bathroom where the bedroom 3 is and put a corridor through to where the bathroom is now. I remember the bathroom was small but adequate. There was a bath.



She also had a cellar.
