No, that's what the seller is hoping for
The buyer is going to offer as a 2 bed on the basis no-one wants a reception room with a bog opening directly off it.A kind word lasts a minute, a skelped erse is sair for a day.0 -
I was think that if bedroom is large enough you might be able to partition some off and make a corridor to what was bathroom. Another vote for swapping bedroom 3 for the bathroom. Make the bathroom as small as possible to allow a corridor and don't worry about the lack of a window. Or better a separate toilet and bathroom, even if very small.There is no honour to be had in not knowing a thing that can be known - Danny Baker0

I suspect that originally there was a downstairs bathroom and toilet where the 'breakfast area' of the kitchen now is and previous occupants have decided to move it upstairs into the third bedroom and expand the kitchen area.
I used to live in such a property and they were always advertised as having '2+1' bedrooms to indicate that the third bedroom was accessed via the second.0 -

I'm not sure that's the right link - I couldn't get to the floorplan as the listing's apparently been removed but the description suggests that the bathroom is on the ground floor ?0 -
Is there drainage at the front? Could you knock bathroom and bedroom 3 into one room and split bedroom one into smaller bedroom and bathroom?0

The usual reason for that sort of layout (or for having the bathroom downstairs, beyond the kitchen) is that the pipes are all at the back, with the bathroom being a replacement for an outside toilet.Is there drainage at the front? "Bedroom 3" looks like a useful room to me with many possible uses, nursery, young child's room, study, dressing room, storage room, craft/hobby room, second TV room, etc. Hard to tell without dimensions but it doesn't look big enough to corridor off. So not much use as an adult bedroom. Still more valuable than a 2 bed as it has more floor space both up and downstairs than a 2 bed would and maybe a bigger plot? I would go for it based on getting more space at a price somewhere in between 2 and 3 bed price.0
