Only bathroom is accessed through bedroom

We're viewing a property this weekend that only has one bathroom, which is upstairs through bedroom 3. If we really like the property there is room downstairs off the kitchen for a shower room, or room under the stairs for a toilet.

However, is this layout likely to cause issues with a valuation or delay usgetting a mortgage at all? We're first time buyers.

    Having a bathroom only access via a bedroom will likely impact a future sale.

    A bathroom that can only be accessed via a bedroom is an ensuite.
  • Yes that's why we plan on putting in a downstairs shower room or toilet. The house has an 18 foot kitchen/utility room already so it doesn't look like too much trouble.

    Doubt it makes it unmortgageable but value would reflect that nobody would actually want to use bedroom 3 as a bedroom.

    Yep. I've lived in several properties with the described layout but they were all used as 2-bed houses with a dining room/study/whatever.
  • That was my thinking, i assume it will lead to a down valuation? It's priced lower than 3 beds but not quite as low as the 2 beds in the same area. I would only offer what a 2 bed is worth though.
  • Loads of Terrance houses are like that. Can you separate the room off anyhow?

    Hopefully that link works, but the difficulty in partitioning the room is that the window will be cut off bedroom 3.

    Lots of houses have this layout. You get more space than a two bed but it's not worth the same as other three beds.

    Having another toilet and maybe a shower would give you greater flexibility to use the third bedroom as a proper, private bedroom either occassionaly or permanently. Otherwise people tend to use the through-room as a nursery, study, playroom, etc.

    Just a thought but why not move the bedroom to the rear and have the bathroom where the bedroom is but make it Jack and Jill style so you have two doors and the bathroom is accessible from the bedroom as an ensuite but also to the other rooms too. If you wanted to put a toilet/utility downstairs then this may be a good idea too.

    Edit sorry just realised you'd then have to access the bedroom via the bathroom didn't look properly. How big is bedroom 3, is it enough to pinch some from and make a corridor? Would it be a use able room as a bedroom or bathroom if you took half away?

    We had a terraced house in Norwich like that. it was great as we seldom had overnight visitors so was basically a massive en suite. if it's a family sized house I agree you'd probably want to add one.
