    Hi,
Pop a note through the door of the for sale property letting them know that you wish to view and although you are not yet on the market when you find the right property you will price it to sell. If they don't have interest from a proceed able buyer they may get back to you.

Leave your number but also tell them your address and that you are looking to upsize (I think you said) so on the off chance that they are looking to downsize locally that is an option if you like each other's houses.

Even when I argued that we wouldn't need a mortgage when we sold our house to buy the new house, so wouldn't budge.
Ok, let me clear one thing up. It would HELP if I had sold my house, but I don't NEED it to sell before being able to proceed. Big difference.

You are a cash buyer now or will be a cash buyer once your current house has sold?
