Estate Agent Refusing to Show us Property because we are not in a position to proceed

Ok, let me clear one thing up. It would HELP if I had sold my house, but I don't NEED it to sell before being able to proceed. Big difference.0

Might seem strange for some, but I would never sell my home without having found a suitable new home.
I might question some implications, but I accept them.
How is this not the exact same in reverse? You won't sell until you have a new home, they (and the majority of other sellers / EAs) won't accept an offer for your new home until you've sold STC.
The implications of your approach are that most sellers won't entertain a non proceedable offer, so it doesn't make sense to waste time on a viewing. If you're so accepting of that, why are you complaining??I do wish to move, but am not willing to a) go back to renting and move twice, b) limit myself to the handful of houses available to me at the exact time that my house has sold.
Doesn't make any sense.. you are limited to the houses available at the time your house sells: if you place an offer and then your house doesn't sell within a reasonable time (you said its slow in winter for your house too) then you'll lose your purchase, and restart. IF you refuse to go into rented, then you'll have to go with the purchase that is available at the point your house actually sells.
Sounds like you're the one shooting yourself in the foot..0 -

Did you tell the agent this?
You're a cash buyer if you don't need to sell to buy and don't need a mortgage.
But earlier you said;-She was very friendly right up to the point where she viewed our file and realised we would need to sell our property firstEven when I argued that we wouldn't need a mortgage when we sold our house to buy the new house.
Your position is as clear as mud, TBH.

You do need to sell your property first. You don't need to sell your property first. Maybe the EA didn't allow you to view because she was as confused as i am. :undecidedSelling up and moving to the seasaw. Mortgage-free by 20200 -

If you had said this in the first post it would have helped...
As you have not explained yourself clearly here, then perhaps the EA/vendor didn't understand what You meant either.
If you have enough cash to buy another house without needing to sell yours, then phone the EA again and tell them this. This would make you a chain free buyer.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
I respectfully disagree, as I feel it is a generalisation which doesn't apply in my case.
You are entitled to hold any view you wish. There's no disagreement on this score. The problem that you face is the majority of vendors , including myself in the past, wouldn't entertain you. Given your non proceedable current position.0 -

Why are you ranting on here then? Seems as if you weren't clear to the Estate Agent either. From your opening post. She was very friendly right up to the point where she viewed our file and realised we would need to sell our property first.0
