Would like to put vinyl flooring in new flat.

    "linoluem" or Lino is a very specific product that is NOT any of the vinyl options, sheets or LVT planks or tiles.

    If the lease specifies Linolium then the vinyl based product should not be used but the chances are no one will care or maybe even know the difference.

    yeah, even thou no one may care, I'd be worried about problems if we ever sell the flat too.

    Linoleum was one of the first proprietary products to come into generic use. I don't think any tribunal would interpret that the term in a Lease must be restricted to the specific original product.

    Yeah, that's what I thought. Like I wouldn't putting hard floors like laminate down, but Karndean would surely be ok if Lino was?

    Hey, so a quick update on this,
    I spoke to the solicitors who have been in charge of us buying the property, and they've said that it basically means we can't put wooden flooring down, but any type of laminate or vinyl or lino or carpet is fine.

    So the way it is to be interpreted is
    "to keep all passages and rooms inside the flat carpeted with underfelt in addition to linoluem or carpets..."
    The floor needs to be carpeted with underfelt, and then whatever lino, or carpet on top of that underfelt.

    Agree mostly but I wouldn't put laminate down it is noisier than wood floors and likely to get complaints, the point of the clause it to prevent flooring causing additional noise. You mentioned you own a share in the freehold so its important to get along with your neighbours you all have to run a company together.

    Ah yeah, we were planning on the Korlok product that is vinyl with acoustic underlay, specifically meant for apartments to reduce noise. Just didn't want to put something down and then have to rip it up.

    Your attitude to that risk will vary to other people's. Some people would think it huge and not sleep, others not give it a second thought.



    Have you asked your neigbours if they can usually hear you walking about to help you size that risk?

    There is no practical difference between Lino and Vinyl (Korlok is a vinyl tile). Vinyl is simply the modern synthetic equivalent of the natural lino product.
