How many times did you view before you put a offer in

Just a general question, we viewed yesterday, would like to view again tomorrow and then again with parents on Saturday.

We love the house and as long as the parents don't spot anything we missed an offer will be going in.

Context- been on the market 5 months, recently reduced.

Is it cheeky to ask for more than 2 viewings? It's a lot of money to spend with only spending 15 minutes under the roof.

How many times did you view before buying, and if you were selling, would a buyer like me put you off?

It would be cheeky not to get another price reduction IMO, especially with Brexit lurching towards us.

Do you really need another visit alone?

Why not wait and go round with your parents as your second visit?

If you do put an offer in, you will probably want to have more viewings to measure things and check things - don't upset the vendor at this stage.

Why do you need 2 visits in quick succession? Then a 3rd next week? You'll have plenty of opportunity to view/bring people round once it's yours but before an offer? It's a bit excessive to me, wait til negotiations have been done and your offer accepted.

I think you're taking the mick a bit there. That's obsessive compulsive viewing.

While I appreciate it's a LOT of money you're spending, a house on the market isn't a tourist attraction for all to come and enjoy.

When I've bought, it's been one visit - and you know - and offer on the spot. Why f4nny about .... you either know, or you don't.

On this house I did actually view it TWICE ... but only because agents seem to whisk you through the houses these days, muttering "bit of a rush...." and want you out - so I deliberately booked a second viewing just so I could put in an offer..... and "finish viewing it" ...

I aim to get a walking stick for viewings, to slow the farquers down.

What do you think you missed yesterday that you need to go again within 48 hours?

I've only ever viewed once, although I appreciate most people want at least 2. If you don't know whether you want to live there after 2 then you aren't looking/researching properly.

Don't forget, its still somebody's home and they still have their normal lives to lead, they aren't sitting waiting like its a shop!

    Once.
Then went straight from viewing to the estate agent.
I realise this is not recommended practice, but it was head and shoulders above everything else in my price range.

Pedant alert - it's could have, not could of.
  • We viewed twice - once just my boyfriend and me, then a second viewing a week later with my dad and boyfriend's grandad. The reason for bringing them with us was that my dad is an architect, and my boyfriend's grandad is an ex-builder. We were first time buyers, and the house is a 1930s build, so we wanted some slightly more experienced eyes on it to make sure there weren't any major problems that we hadn't noticed on our first viewing.

I would say that it would seem strange to view twice in 48 hours. What are you expecting to get out of the second and third viewings that you didn't get from the first?

Do what you need to do. It's called "due diligence". People who don't do this might get lucky, or be too conservative they miss the boat (smile at Crashy).

The house I bought I only saw once, and I'm glad I did. If I had a second viewing I might have noticed a few small cracks that I saw when I moved in, but they haven't moved in 3 years and so aren't a concern. Also I might have noticed the manky carpets. But the house met all the specific requirements I had, and there weren't any others available at the time, so I went for it.

Before hand I had been trying to buy a house for 2 years, I made offers, had many fall through.
There were even problems with this house, but I decided that none of them were bad enough to put me off. Instead of worrying about every detail, you've got to look at the worst case scenario and decide what you would do if that happened.

At the end of the day, sometimes you just have to go for it.
