    The legal advice will be that you own what it says you own on the title plan.
    Without seeing the title plan no-one can help you.
    Buy it for £3 and post it on here.

    just bought for £3 land register but does not have any plan!! £3 wasted...!!

    You bought the title register, not the title plan!

    There are two options to purchase.

    Didn't you keep the paperwork when you purchased? You'd have two copies of it. One before and one after.

    ...did not have title plan option...
    first was title register and second was flood risk assessment...

    i have written to land registry... also spoken to lawyer and seller...many thanks..

    Are you saying no title plan exists?

    Everyone has a title plan, and if there was none when you purchased, your solicitor should have raised the issue. It's something that never happens.

    There's a Land Registry thread, where people can speak directly to a LR rep on the House Buying and Renting Board.

    quite a common issue this, and as a tip for anyone buying a house, view it with the title plan in hand.

    A solicitor will rarely visit a property, so it is down to you to make sure what you think you are buying matches the plans. If it doesn't, unless you were deliberately mislead somehow then it's pretty much tough.

    Assuming the case here is you thought you bought 'x' but indeed bought a smaller 'y' then you could fight it - the legal bill could be huge so it ends up who has deeper pockets. Ultimately though, if you are in the wrong you'll lose.
