    I don't think that's a proper link. :o

    If you are happy that the landregistry information matches what you have on the ground then the problem is your neighbour's. The most likely resolution is that the builder pays them some compensation or just blames them for not checking the actual document that would end up being submitted to the land registry.

    If the builder involves you, then's the time to ask us again, but it sounds like it's actually none of your business (in a good way). Pictures would help us be surer, but it's ultimately your call.

    i never checked land registry...or if the land registry says he's correct then?....

    i would involve the builder anyways as they are the ones created the whole issue....

    Yes, the picture is there but it means nothing without the land registry title plan. I started asking if you'd checked it in post 3 :o

    1. What's the little blue box in front of the houses? Is it top to your sewer and only to your sewer?

    2. I can see the dashed line where the boundary is - but I can't see exactly what the neighbour is claiming to own. Would their claim be for their blue line to be extended frontwards - ie they say/believe that their land goes on beyond their pathway to their drive? Or are they claiming to own land to the right of their pathway - and, if so, how much (would it be to the dotted line or on beyond the dotted line nearer your house)?

    OP, you've uploaded a good diagram of what's disputed, which is great, but there's nothing 'official' about it.

    To give you any more guidance, people need to see your Land Registry title plan, which is the definitive document showing what's yours. You can redact anything that identifies the property on it.

    the land registry plan should match the dotted line on the diagram, so i do believe my neighbor is making the right statement..but i was sold the house with front garden as exists and i paid the amount based on that....

    i would not like to give away anything unless i am compensated by the builder...persimmon..
    i am saying to my neighbor to chase persimmon and i will do so as well..to get compensated and get the things right...

    otherwise if my neighbor does the lanscaping in conjunction with me so we both are happy with final look (so that none property looks depleted) then i will be happy to resolve the issue between us...

    i did lose my sleep over this yesterday!!!!
