It doesn't matter what you think it should say.
This is post 32 now and you still haven't checked it. You might have slept better had you checked and either found out that you have no problem, or received some advice that wasn't based on people's own anecdotes and biases.
But you're suggesting that the neighbour is correct now. Did they show you their title plan then?
If they are right and they go to the builder and the fence has been put up incorrectly, the builder will come and move the fence. You're not 'giving away' anything because you don't own it.
You are given a copy of what the boundaries are before you buy and the solicitor will have asked you to check it. That is what goes to the Land Registry. If you sign for it, that is what you get. You can go back to your solicitor and ask them to help you complain to the builder, but it will be at their discretion as to whether they compensate you.

my neighbor showed my that...it matches with title plan..
but if they go ahead and build a fence using that then will go through the sewer ...
i think i will come to terms and give him a strip ..we have discussed that already...but still would like to wait for solicitor....
if i would like make things complicated then i would ask them to modify through original builder ...NOT personally...0 -

You know you can double, double check. They will have sent you the plan.
It's pointless making things difficult for people when you're wrong. Yes, you might feel you have been duped, but that's no need to take it out on your neighbours who are actually in the same awkward position. You will have been given opportunity to check the boundaries. I'm starting to wonder that you did check them and you knew it appeared you had more land on the ground than you should have from the start.
You can take it up with the builder, but it will be likely about your compensation unless the neighbours are actually happy to give it to you, in which case perhaps you can both try to convince the builder to pay for the legals to sort it out. They could be recompensed instead if the slice of land makes little difference to their lives.
Your issue is wtih the builder, not your neighbour. You're likely to get more out of this if you are nice to the neighbour and co-operate. Using the original builder to do the work. And not being evasive with the original builder either. They're not going to be hoodwinked; it's their error but the first thing they will do is check the Title Plans to quickly see what is what...
If the replacement fence panels can slide out then it shouldn't be much of a problem to gain access to the manhole on the occasions it's needed.Everything that is supposed to be in heaven is already here on earth.

How much land are we talking about here? Inches, feet? The general line of the boundary must be obvious. Life's too short to quarrel over a few inches that con't be deduced from a plan. There's certain places where inches are arguably more important.
No one can help you if you're just going to drip feed information. We're here of our own volition but this is starting to feel like a hostage situation.
Please. Be direct. Be factual. POST THE TITLE PLAN!

Who owns what is obviously is very clear on the title plan. Good luck with the negotiations and the cost of a solicitor if you're as evasive with them as you are with us. Given that the neighbours own the land, it's you that needs to tread gently. It doesn't have to suit both you and the neighbour at all if they own it in law.
Having looked at your last thread, you're not the first owner of the property and so you definitely had opportunity to see what was actually registered with the Land Registry and either didn't check it against the boundaries, even after you received a new copy after the purchase, or thought you'd got a bit extra for free.
The builder has nothing to do with it now because they didn't sell you anything. You're on your own in that respect.
