Unique transaction reference number AKA utrn

Hi, in the last 6 months I've bought / sold 2 properties and am about to claim the relevant stamp duty. The on-line form asks me to identify the respective transactions by quoting the "sdlt utrn" which I learn stands for Stamp Duty Land Tax Unique Transaction Reference Number, however I've looked through the correspondance from the conveyancer and can see no sign of these important numbers. Where are they to be found? Are they on the Land Registry database, or do I have to ask the conveyancer for them?...

You'll need to ask the conveyancer.

have you thought to google it?

where you get it from is explained on many websites, even on the .gov instructions page....

"When you submit your return, you’ll get an SDLT5 certificate which will have a Unique Transaction Reference Number (UTRN). "

If you originally used a conveyancer they will have submitted the SDLT return electronically so won't necessarily have a paper copy, so you obviously ask your conveyancer for the number.

The closed solicitor's practice will have been taken over by somebody - speak to the Law Society, if you can't find out who.

I expect HMRC will be able to track it down using your other information.

The Land Registry must have seen it too, as the SDLT5 is sent to them as part of the registration process.  Perhaps the very helpful LR rep on @Land_Registry will be able to say whether it is possible to obtain from the LR the SDLT5 from the time of the application to change the register on the purchase.

The SDLT certificate is generally submitted with an application to confirm payment. You can apply by post for a copy  https://www.gov.uk/get-information-about-property-and-land/copies-of-deeds

If the conveyancer has closed down then another firm should have been appointed to hold their records

Great, thank you.  I see this is a Land Registry service.  As it is by post, I expect it might take about a week to get a copy?  That should be plenty quick enough for @Canary_Bird and likely quicker than trying to obtain a copy from another solicitors firm who took over the records of the defunct conveyancers.
  • Thanks everyone phoned Gov.U.K. Stamp duty dept and they gave it to me.
