@IamEmanresu - The company number is 8307526, there is a better pic but it's of the "no commercial vehicles" sign.

You want to check that number again? It is a defence point but only after any claim is issued.

I've found that the parking space is a separate title to that of the flat but is still owned by the same (my) landlord.
If he owns it, will he put it in writing that his space is his property, and that he has never authorised or contracted with a parking firm to run a business on his land.

    @IamEmanresu - Wow looks like they've typo'd their own signs hxxp://i66.tinypic.com/264s4dl.jpg

@Coupon-mad - Hmm from your posts it sounds like trying to get the landlord to help can really benefit things. Will see if the agent can give me his details (all I have is a name atm)

It's simply an indication of how many sandwiches short of a picnic you are dealing with here. They don't do court so it is simply a shake down. Just go with the advice and it will drop off at some stage.

Please note, we are not a legal advice forum. I personally don't get involved in critiquing court case Defences/Witness Statements, so unable to help on that front. Please don't ask. .

They've not only typo'd another firm's Company Number on that sign, but it only creates a contract with commercial vehicles. Nothing about permits/other vehicles.

And you have to hunt for the £100.

@Coupon-mad Ah that's just the pic of the sign for commercial vehicles that had the Company Number more clearly visible, the sign that they claim forms a contract with private vehicles is in my original post (hxxp://i65.tinypic.com/2d0mkr6.jpg)

I'm not having much luck in hearing back from the landlord...does anyone have any experience in filling out form OC2? I'm stuck at section 7. I've bought the Leasehold Title Register but from what I can tell I'm looking for parts in it that say "copy filed", and there's none of that.

    Hi again guys

It's day 29 after receiving my letter and I've still not managed to get the lease details (mix of reasons, some my fault, some not). Does the "within 30 days" in the LBC mean by the end of today, or by the end of tomorrow (day 30), also does it mean they have to have received my response by then, or it just needs to have been sent by then?

and without the lease details, is it still worth sending off a reply - not knowing where I actually stand? or is it a case of "you snooze, you lose" and I should just chalk this down as a loss and pay this unfair charge?

    YES YOU REPLY
if you dont respond, they have a good excuse to file a claim
If you do you have another few weeks, theoretically.

Seriously, step up to this. Theyre trying to charge you for your own land! Be ANGRY AT THEM
And get that damned form off - OC2 - to the land registry today. STop prevaricating. Takes 10 minutes.

Yeah got the OC2 sent off on Monday, so hopefully will get that back soon.

Is it worth using Gladstones' online reply thing in order to make sure they get it on time? Or will it be OK as long as I date and send the letter tomorrow?
