Crashy, that's cheap for London. You've obviously been out of the housing market for some time, and obviously don't live in/near London, so I really don't see the point of your post. Not everyone is borrowing large sums on tiny wages. Plus the area pretty much doubled in price in three years recently (along with Chingford where I sold), so many people have got that money with equity in nearby properties.
Not saying it's right, just that it's fact. I too wish the prices were more affordable - not for me, but for everyone else trying to own their own home. Most on low wages will be buying in much cheaper areas than East London (which in itself is far cheaper than the rest of London!).2024 wins: *must start comping again!*0 -
There is so much stuff on the shelving that you lose the feature wall. The brickwork pattern clashes with the shelving and the stuff.
What will the wall be like when you take the shelving away?
While I am not concerned about what is in the garden as I would change things to suit me I find an untidy garden reflects badly as it indicates a lack of caring and I would think that would apply to the property as well.0 -
To help with decluttering - Any chance you could pack up most of your belongings and put them in temporary storage? When we were selling we hired a container locally and stashed all our stuff in there.
Upside - the house looked great!
Downside - still looking for things we know we have and are "in a box somewhere"!

I have the misfortune to have lived in Leyton for the past few years and follow the local housing market closely. Although your flat is priced quite keenly and near to Francis Road there’s a glut of 2 beds on the market right now. In terms of sold/asking prices, Victorian terraced houses still seem to be holding up OK. However prices are dropping away for all types of flats in Leyton right now, I see some 2 bed conversion asking for under £400k now whereas a year ago they would have been asking up to £450k and this drop is start to feed through to sold prices.
Your target market will be a naive FTB couple renting in a more expensive part of London who aren’t very clued up about just how bad Leyton is. I also suspect they would be too lazy to sort out a lease extension and would spend a fair bit more for a house with a longer lease. They’ll also be too lazy to do any hardcore DIY and might find the styling of your flat a bit rough around the edges. They’d rather pay much more for an identikit East London renovation flat around the corner with Farrow and Ball paint, a pimped up antique fireplace and real wood floors.
So In summary I’d extend the lease and invest some cash in your decor, then stick it back on the market for £400k plus and fingers crossed young creatives Josh and Cressida from Hackney pop round and put a full asking price offer in.

My personal view is its well presented. Lack of cupboards is not a problem as it leaves a blank canvas. It would suit a young professional (and commuting) couple starting out together very well indeed. What is a problem is the length of the lease, just bite the bullet and extend it asap.
I would agree with the first part of this sentence, but actually there are many families that have lived happily in that part of Leyton for years. As a first step, its ideal. Once middle class people have kids they vote with their feet and dash for the suburbs.
