    Get the order of the phtos sorted out, get the sewing machine one removed.

    Get a local company in for a days work to clear / tidy the garden get the photos re done.

    Coming back to this, I'd usually agree with the comments above re open shelving, 'strong' decor in places, the garden, etc... but it's not a cosy 3 bed semi in the 'burbs with a trampoline in the garden, it's a flat in slightly edgy London (despite the new additions to the area, smart painted shop fronts, the price increases and however posh a local bakery may now be - guessing at all that and after seeing what they did to Leytonstone lol), it's still Leyton which used to have a pretty bad image. The people interested will be those seeing those massive price increases who can't afford Shoreditch, Islington, Hoxton and the like. Generalising, but a lot will love your taste, quirkiness and 'industrial-chic'. Many will be happy to have a low maintenance garden. They'll be happy to have one at all with a flat - I'm sure many would be over the moon with just a balcony! Seriously, I'd not change too much at all. I love the pantry!


    It's about finding that person willing to take a gamble on an area which never used to be so great which has pretty much already up and come as much as it's likely to for the next 5 or so years and everyone else has already benefitted from the doubling price rises - there's room for improvement still in E10 (I have a friend in Murchison Rd who still moans about it), but I do think it'll be around 5 years or so before it shoots up again.

  • I cannot see a TV in the lounge. It seems the sofa faces the bay window rather than a TV. Buyers will want a tv against a flat wall so you may wish to reorganise that room.

    I was going to sugest a curtain but to be honest, it's extra expense and although there is a lot of stuff on the wall, it doesn't look untidy.

    Thanks for that helpful insight, FrankR, hopefully people will find this thread and know to buy four flats in Leyton rather than just this extortionate one... HAHA HAHA HAHA.

    Can you confirm the reasons for picture 6 and 7? A random sewing machine…does it come with the flat?

    Big window in the living room is great

    Tidy garden and stress fact private – in London that with a flat should be a strong selling point

    Info about lease/quotes on the listing. Also make sure something along lines of priced to reflect that. If you do decide to relist ina few months depending on how the viewings go why not extend yourself ready as that will eliminate people who won’t want the hassle

    Bed in bedroom 2 please – even if means building one with boxes with duvet/pillows over the top. Otherwise can you borrow, gumtree, freecycle etc?

    Order the photo’s better – maybe as if walking through the property

    If you lived here seems a bit wordy from the agent – I’d stick with just your words from the owner as 2 sets is a bit of overkill


    Slightly off topic but do you recall the colour of the wood in the bathroom – the green is nice and I’m looking to refresh kitchencupboard doors

    It's B&Q Colours One Coat interior and exterior wood and metal paint in 'Alep' :D
