Critique our house for sale please

  • Which is more important do you think a private garden or offstreet parking? This one is a lot cheaper than yours and has been reduced.

    This is in a cul-de-sac at the end of our road, I'm not sure why it's been reduced, maybe the decor (tiling on the living room walls?!)? A parking space isn't such an issue around our way, it's got residents parking on the street and you can always find a space, plus the public transport is really good so you don't need a car really. But perhaps I'm wrong on this.
    There's a cupboard handle missing in the kitchen, the carpets are dirty and badly fitted, and the garden's a mess. It's not "flawlessly finished".

    OTOH, it's a good way of showing how you can fit a lot of stuff into not a lot of space

    If you saw how much stuff we had before we cleared it out for the photos, you'd be [STRIKE]impressed [/STRIKE] horrified by how much you can get in a small space :rotfl::eek:

    Time to get the VAX out....we do struggle to keep things spotless as we have a 1 year old and a 4 year old.
    I think a curtain would look even worse to be honest.

    OK, tidy the garden, clean the carpets again, sort out order of photos and make it less fish-eyed.

    Spring usually is full of enthusiastic buyers so things can seem slower later in the year. However people need to buy so it won't stop you finding a buyer if the price is right.

    The storage issue and presentation of the second bedroom might be preventing people from loving the place. However unless you are aiming for a price at the very top of what the property is worth I wouldn't have thought it would prevent buyers though. I would get rid of the picture showing the full wall of shelves in the bedroom though and hide the show boxes. Or even better, get rid of the shelves in the bedroom and show a wardrobe and some drawers would fit, but I don't think it's a deal breaker.

    The two issues for me are the lease length and the garden. The garden should be a massive selling point yet it would put me off greatly. I don't understand what it is trying to be with all those different levels and clutter. It looks like an expensive job to do something with it rather than an asset to the property. It's supposed to be somewhere you can sit out an relax, socialise, enjoy viewing colourful flowers, or maybe have your children play. I would focus on here for the next week or two and get new pictures of it put up asap.

    I love it, or most of it at least. I have no issue with the garden, but then I like a 'working' garden to grow vegetables, etc., rather than a garden that just looks pretty. Maybe a bit of tidying up, removing weeds, etc. might make it appeal to a wider audience though. My main dislike is what looks like a pantry, but is actually the hallway? A spice rack in the hallway just seems to scream 'lack of storage'? I'd remove it and also hide some of the other clutter in the kitchen to give it a more spacious feel.

    Well being in Yorkshire my thoights are thst the price for what is a 2 bed apartment is CRAZY to me!!! Lol!! But that's clearly just location and the fact that would buy you a 5 bed detached with amazing views & probably some land for that price round here!

    Anyway, once I've got over that, I'd say your pictures are almost showing the house as a magazine feature. Pictures 6 & 7 are just unnecsarry.
    I would de-personalise the whole property, remove the clutter from the shelves and have the pictures taken again!

    (they sleep comfortably in the super king size bed while the rest of us hang off the edge of the bed :eek:)

  • Blimey, some people are a bit harsh! I like the flat and your idea of decor, there's too much bland magnolia around.
    Obviously room for improvement here and there as has been mentioned, but there is only so much that you can do regarding the lack of storage.
    I too am not a fan of the arty photos that have absolutely no purpose (sewing machine). No idea why Estate Agents think this will sell a property.

    It's true to say we have a lot of stuff, we are a family of four and have been living here for 11 years! London flat conversions aren't known for their extensive storage so we've tried to accommodate as much as we can on the walls, but I appreciate that having it all open isn't to everyone's taste. It's not really to mine either TBH, I'd rather have a wall of cupboards to hide it all behind :rotfl:

    Who knows why a picture of sewing machine is useful in property photos, I did wonder myself - completely pointless!

    On the positive, we have someone coming for a second viewing tomorrow, so fingers crossed.
