Are your advert photos realistic or all fish eye lenses and making the rooms seem bigger than they are?

It seems to be a reflex in this forum that the way to sell your house for £20k more is to paint the walls or move some photos, or not use a fish eye lens, or move a sofa.
The OP is getting plenty of viewings, and some second viewings.
So its not the pictures, they are doing their job and getting viewers.

So its the house - which means its the price.
  • Sounds like price to me.

There's nothing fundamentally wrong with the house - you viewed it and bought it, and others have viewed it one or more times with some even making offers on it. They have done so in the past, and will do so again in the future. It's only a matter of time when.

Your choices are therefore to sit it out for one buyer to be proceedable, or drop the price a bit more to stimulate greater demand - it really depends on how fast you want to move, and whether the reduced sale price will permit you to make the move you're looking to make.

We're 0.5 miles away from one station and about 0.7 from another. Photos are From favourable angles - looking again they are stretched a bit so a couple of rooms look bigger. We've also cleared rooms out and painted reception rooms cream - could things look too sterile?

Which station is the one that most people would use to commute to work in London? If it is the 0.7 one that is probably one of the things putting people off.

The other thing that you don't want to do is for people to think that the house is smaller than they thought when they view it as that will put people off especially if they can find a bigger one for less.
  • Is it something that only becomes apparent once people are viewing? Do you have shared access? Or are you on a busy road? With double yellows right outside? Dodgy neighbours? Across the road from a downmarket pub? Or a school? Etc etc.
Shout out to people who don't know what the opposite of in is.

Or the shiny suited idiots inability to close a deal. Oh, sorry, was that a derogatory comment about an estate agent?

To be fair there was a heavy bombardment from TV for years that that was the way to go, but in reality it was cheap and readily available credit that was boosting prices, but yes many on here seem convinced that houses actually are worth a shedload if you just get the photos right :)

I don’t disagree, but if your pictures make the rooms seem bigger than they actually are, that could account for the big drop between first and second viewings because people are disappointed about the size of the rooms in reality. Which as you rightly point out then comes back to price.

Can people not visualise the size? There are measurements included and if a room is 7feet wide then they know it's not much wider than a cupboard regardless of which lense was used.

You'd think so but from reading threads here over the past 18 months or so it seems there are people who can't.

I can visualise spaces from the measurements but if I see a listing with obviously distorted photos to make rooms appear bigger it's a definite negative. My thinking is if the EA/vendor can't even be honest with the photos, what else will they lie to me about? For people who can't visualise spaces, I can imagine then having the same thoughts after the first viewing.
