What can we do to sell our house?

We've had our house on the market for a couple of months and in that time have had a lot of viewings, but only a few second viewings and no proceedable offers. We've dropped the price twice, the latest drop takes us to the cheapest in the area for house size and still nothing which makes me think there's something about the house. We have a galley kitchen and a downstairs bathroom which comes off the kitchen and two of our three rooms are small. What can we do to make the house move, short of doing anything structural? We're a FTB/BTL home.

  • It's all about how presentable the house is with the audience in mind. Not sure about the structural stuff but presentation takes effort, not but structural jobs.
  • Is a downstairs bathroom typical for your area (says she who lives in such an area)


    I have to admit even though I grew up in a house with a downstairs bathroom, it wouldn't be my first choice

    If you have had a lot of viewings and some second viewings, but no offers, it's most likely not the listing itself.

    Is your current lowered price the lowest among the listed properties or among the sold properties? At this stagnant market the tendency of EAs to overvalue is giving everyone a false idea of the current market. The only real "measuring stick" is the sold price of nearby properties.

    Basically everything will sell for a price.

    Well, if it really is "something about the house" then dropping the price is the easiest thing unless there are some hideous decorating choices that can be covered up with £20 of paint.
    That you've dropped the price already doesn't really matter, what matters is getting to the right price.
    The fact you've had a lot of viewings says to me, your adverts are OK but you are priced enough above comparable houses to make them seem worth the extra money. Maybe someone would put up with a downstairs bathroom or a smaller kitchen for say £20k cheaper,but not £10k cheaper, at that difference theyd rather spend the extra.
  • We're in the London surrounds. The market is definitely stagnant but some houses are shifting - the new price is inline with what things are selling for rather than listed for. Downstairs bathrooms are normal for terraces here though you can get upstairs bathrooms in other houses half a mile away albeit in a less favourable location.

    How far is it to the nearest station? Prices drop the further away you get.
  • Are your advert photos realistic or all fish eye lenses and making the rooms seem bigger than they are?
  • We're 0.5 miles away from one station and about 0.7 from another. Photos are From favourable angles - looking again they are stretched a bit so a couple of rooms look bigger. We've also cleared rooms out and painted reception rooms cream - could things look too sterile?
  • If your bathroom is directly off the kitchen then that would put a lot of people off.
