Is my solicitor lying to me?

    Luckily not. Vendors had some tenants that they've evicted and are now to scared to rent again, so are selling.

    Should be a relatively simple sale :rotfl: If that exists!

    I think you'll be fine, just chase the solicitor and if it is a delay with enquiries chase your EA to chase the vendor. If the vendor chases their solicitor too, things might move a bit more quickly. Most solicitors are working on multiple cases so you do need to keep prompting them (in my experience anyway) or you get forgotten

    For the past two weeks I have had the reply of "were waiting for the local search, mortgage offer & enquiries".
    Do you really mean "were waiting..." (as in past tense of "are", and they now have the information?)
    Or do you mean "we're waiting..." (as in "we are still")?

    It's a small apostrophe, but it makes a big difference in meaning.

    Im struggling to trust this reply because of the following;

    1) Our mortgage offer arrived last week (10 days ago)
    2) I've been in contact with our local council who stated they returned all the searches over a week ago.
    And how about the other searches? Water, flood, mining, etc etc?

    It doesn't take that long for admin to pass these documents to the lawyer so they should have at least seen these by now.
    But have they had chance to do anything about it? You are not their only client.

    What i'm basically asking is, Is this normal?
    It certainly can be, especially around summer holiday time.

    The other searches you mention above we have received in the post. It's simply the local search they are awaiting. I have had confirmation from my local council that this was sent over a week ago.

    But have they had chance to do anything about it? You are not their only client.

    I understand this. I haven't asked them if they are acting on the results of these searches, I'd just like to know if they have been received.

  • It'll be the inquiries. I'm in the same boat as you - everything else has been done for almost a month now but can't get to exchange because we're waiting on inquiries. All you can really do is chase and hope that the other side pull their finger out, and that your solicitors try and actually make things happen!!

    You have my sympathy! We moved last year, it took 6 months form accepting the offer on our house (the hold up was due to the vendors of the place we bought) and we eventually completed on the very last day our buyer's mortgage offer was valid :eek:

    Then the enquiries sent 3 weeks ago wouldn't have been touched. Nobody is going to waste valuable time.

    Constantly chasing everybody isn't going to speed the process up. Possibly the reverse in fact.

    Chasing has in fact sorted all my queries. I'm not chasing them to speed them up, I'd just like to be kept informed about the tasks completed. The vendors have returned the enquiries to their solicitor who will be returning to our solicitors this week.
