Awh got my fingers crossed for you! Have you instructed a solicitor yet? I have chose one and they sent me out a pack and they have been ringing me for me to send it in along with payment but im holding off until i get an offer (fingers crossed if i get an offer!)
My valuation has been booked for a wk tomorrow!
I wonder how long the solicitors searches usually take because if i get an offer im hoping to get things moving pretty quick if i can !

Haven't yet had confirmation about the valuation challenge though I have come to terms with the fact that I probably won't be successful. Fortunately got some reassuring words from the EA and I'm very confident I will be able to negotiate an agreement with the vendor, so don't worry it has all collapsed if this happens to you!
In terms of solicitors, I decided to get my searches going today and they have informed me that, so long as the vendor's solicitors are proactive with enquiries, it should only take 2-3 weeks to get all the final docs out for me to sign, with exchange and completion taking a week or 2 once the docs are back in.
I will admit although I am feeling more confident today that everything will turn out ok, I haven't technically had my offer yet!0 -
Its so frustrating isnt it! The wait having to wait ! Was it a big difference what they valued it at? Yeah some people that i have spoken to have said that when they bought their house they got the price down because of the valuation so fingers crossed thats what you will be able to do. So when u get your offer when are you hoping to complete?0

Very frustrating, I'm impatient at the best of times! Fortunately my broker has been good at keeping me in the loop, which has kept me fairly calm about it all.
Asking price: £100k
Agreed price: £96k
Valuation: £90k
So quite a substantial drop proportionally, but not in practical terms.
I'm hoping to complete ASAP because I'm practically squatting where I live atm, but I'm expecting to complete in about a months time.0 -
When are you hoping to find out something today? Fingers crossed it all goes ok for you, im sure it will. Its just hard to believe until you have it isnt it. Im worried that ours will get declined for whatever reason but im probly just over worrying.:o this is why i joined up to this cos its good to speak to people who are actually going through or have been through the same thing!
When it goes to the valuation stage does that mean everythings been accepted subject to the valuation:cool:0 -
They've sent an email saying I should have a response by Monday at the latest so still waiting. I think the Estate Agent was a bit slow sending them recent comparable sales in the area so that is what they are reviewing. Despite this delay they have actually been quicker at dealing with new info than some of the negative experiences I have read here / elsewhere.
I have been assured that I have been assessed and everything is hunky dory subject to valuation so I think it does mean everything has been accepted but I agree, it is hard to be so confident until I have the offer in front of me!0 -

Yeah it took ages and it felt as if nothing was happen g with the solicitors for weeks/months then boom all happened in few days and we exchanged and completed with. A couple of hours. One thing I did like from my solicitor is he waited till they had the money from pepper before exchanging so that there wa sno way they could change their minds and we loose our deposit. I need to not have worried final credit checks to release the money went through easily.0

Yeah thats what worries me if they pull out last minute
i dnt think il feel relaxed until ive actually signed and got the keys so looks like i cud be waiting and stressing for quite some time, hopefully it will all be worth it in the end :T

I was a wreck I didn't sleep or anything, so grumpy because I was worried I would loose my deposit. Its a stressful time but I couldn't be happier now. My friend started the process in Sep a she still hasn't exchanged solicitors work at one speed......... Slow0

Wow that is a long time to wait! I wonder why the solicitors take so long. I really want to get mine started now but i darent yet incase i dnt get the mortgage offer:o so im stuck really:eek:0
