No Viewings So Far

Hi,

We've had no viewings in the first two weeks. Just wondered if anybody had any thoughts as to whether it was price, time of year, something about the house?

I haven't checked if your is a family home but if I was a parent then I would certainly wait until the kids are back at school.

The extra long lounge with narrow dining area just doesn't work for me, I think glazed folding doors making it into 2 rooms would work better. I think whoever carried out the extension made a mistake in not incorporating a cloakroom somewhere.

The garage door doesn't look wide enough for the excessively wide cars on the market today. Also access across the patio is a bit strange.

But as others have said it is probably price.

If your main market is families with kids it should pickup in next couple of weeks. That said, more houses may come to market shortly too as kids return to school. Looking at some recent sold prices you're a fair bit more expensive than other 2 bed semis, even edging into the 3 bed semi bracket. I don't know the area so am just going on postcode data. Give it time, we went 6 weeks with no viewings last year.

Given the property is listed at 40% above the price it was bought for barely 3 years ago, I think it's pretty likely that price is the key factor too!

It is the price. If you want to sell you probably need to get it to under £200k.

On the plus side, that wide side garden lends itself to a side extension. you should be selling that feature for someone who can only afford this size house now, but might later want to extend it.

Yep the summer has been awful. Put mine on the market in June and had a few viewings but not many. Absolutely dead in August. I have just reduced the price now and hoping to get some viewings in September (I have one on Saturday so fingers crossed)
Half of what has gone STC between June and now has come back to the market too so I think this is going to be a stressful time. Heho!
Your house is nicely decorated so hopefully you will find someone who likes it as much as you did soon. Good luck
