I know the area - it's priced at a 3 bed price, not a 2 bed. Just look at the ones that have sold in the last 12 months all for 200k or under.
Yes, the Manchester market has risen in 12 months, but not that much.0 -
It's 100% the price that's putting people off. The one that sold for 205 back in May was well presented (as yours is), but also had a large cabin in the garden. Arguably a better layout, too.0

I admit to being distinctly puzzled as to why the garden shed is a garage - as it's obviously not a garage that could be used as a garage.
The house itself looks reasonable condition - I'd be groaning at the thought of all those potential light bulbs needing changing and laminate floors, but generally reasonable condition.
Basically I guess there's not really anything you can do to the house itself - other than knock down the "garden shed that looks like a garage" and replace it with an attractive garden shed or more "garden". But that does sound somewhat drastic. So I guess it's a question of allowing for the fact that some of us would compare the house with a similar one that doesnt have a "garden shed that looks like garage - concrete one at that:(" and would want money off to knock down the garage and replace it with a proper garden shed (not in concrete).0 -

Old rules won`t apply, we are at an unprecedented moment politically and economically, people won`t be buying houses like they did five years ago, or even two years ago, do what feels right to you, but if as other posters say you are 10-20k above other similar properties then the price has to come down.0 -

Two weeks in and not a single viewing, not every single buyer can be away on holiday. I'd say the local market has sent you a message that your price ambitions are too high, given it's prominently displayed what you bought it for.
I see no advantage in waiting further before reducing the price, and I'm afraid the first digit needs to be a '1' not a '2'.0 -

It can be used perfectly adequately for what 95%+ of people use garages for!
The house looks lovely. People must be right about the price but I'm amazed you can get that much house for that money in quite a nice area - must be time to move up north.0
