I feel for you and your postings have made us realise that we had it easy when our poor vendor died between exchange and completion. Luckily for us, the vendor`s nephew, who inherited the estate, agreed to us occupying the property until exchange happened "under license". Without this we would have been homeless as we had to move out on the completion of our house. We still had to store our furniture in a container. As the move was from Surrey to Norfolk in early September, trying to find anything to rent was almost impossible (still in the holiday period). "Under license" meant that we could not legally do anything to the property until it was ours, which was a problem as it was a doer upper with holes in the ceiling, mice, leaks, etc. It took 3 months for exchange to happen, my husband had to return to his job in Surrey (he didn`t get a job up here for a year and lived away Mon - Fri). We did not have the complication of schools and intransigent relatives however. I really hope it gets sorted for you.

  • One positive to take out of the situation is that you will get almost half your purchase price back sometime in the future. Thus allowing you pay off or reduce any mortgage you have on the property.

The daughter even agreed to our request to drain all the water down to ensure no possible damage over the winter.

Our solicitor has said completion before June would be considered a bonus

What has the daughter got to do with it? She's not the executor and she really needs to butt out, she's nothing but a vexatious intermeddler..

Surely probate doesn't take that long if its not contested

Any more news on how things are going??
How's it going, AKA, Nutwatch? - 12 month spends to date = 2.60% of current retirement "pot" (as at end May 2025)

We can see light now at the end of the tunnel.

Probate is now almost completed. Yesterday we viewed the house again to check condition (and to measure up for lots of bits), and we will do so again the day before completion. The house has suffered a breakin and the back door is now boarded up, other than that it hasn't much changed since the last time we saw it with the exception of a lot of clearance happening (shame the 1970's built in wardrobes are still in place)

All to sort now is finance (ball already rolling), and more legal checks/searches which won't be done until probate is completed. Solicitor thinks end of July +/- 2 weeks is doable.

    Let's see

Wow. Just read the whole thread. What a nightmare, OP! Have you had buildings insurance on it this whole time?

Glad the house hasn't deteriorated any more than that, and that it sound like you'll actually be in soon. Good luck!
