 In her shoes, I would be a bit miffed on receiving something via text message that would have been better dealt with face to face. But at least you know the message has gotten through 
 Pin her down in person, even if the BF is around, and let her know what the score is. You don't need to give reason beyond pointing out contractual restrictions, but because you have been lax in the past, it may not be so easy to resolve.Any language construct that forces such insanity in this case should be abandoned without regrets. –

 Just to clarify - this means that if the annual income exceeds the Inland Revenue tax allowance on the rent a room scheme, which is £7500 a year, then tax is due on the income over that.0

            For goodness sake! Why don't LLs set ground rules when taking in lodgers?!
 Your home. You can do what you like, with whom you like, as often as you like.
 Your lodger can do whatever you agree they can, with whomever you agree, as often as you agree!
 But you must set the rules so you both understand. And if you change or introduce new rules part-way through, do it face to face in a civilised manner - not by text!
 Decide if you want to
 * ban lodger boyfirends overnight
 * limit overnights
 * allow unlimited overnights but at a cost
 Then discuss. If you can't agree, politely evict and find a new lodger!0
