A house would have to be pretty special for me to take a day (or even half day) of work to look at - and I doubt the OP's is.

    You know that how?

if it was that special to justify taking time off work i imagine it would have sold by now rather than people walking away.

Unless they made an official complaint, no.

Like I said, they may have thought it was jolly pleasant to have children playing next door.

So why are a few people saying that WE could be liable IF anyone buys it?

As we've not made a formal complaint either.

You could but it is difficult to prove if no formal complaints are raised and given the time that you have lived there not bringing it up until now would count against you.

If a buyer sees your house after you had cleaned up the neighbours garden and taken there dog and kids out just for the viewing so thinks it is all quiet next door. But then moves in and finds out what you had done in order to sell they may try to come after you.

Given no formal complaints were raised by you the risk is lessened that they would come after you and be able to prove anything but there is still a small risk that it could happen and prevent you from fully moving on from the property.

So what exactly could people 'pursue' for?
    Seems daft to me.
What could a possible outcome be?

Thanks for all the replies on this folks.

A few people mention lowering the price, unfortunately we cannot afford to do this as we would not be able to move to a property we want to move to if we did.

At 15k below the other properties on the street it really is as low as we physically can go.
  • Why not get together with the other neighbours and offer yourselves as a clean-up crew? The family sounds a bit overwhelmed to me. Then, when you have viewings, one of you takes the dog for a walk.

A £15k discount may be good, but it's apparently not good enough for selling and affording this specific property/area.

The question that follows is therefore whether there could be other properties/areas out there that you'd consider moving to instead?

    Something has to give.

The outcome could be that you the buyer sues you for not disclosing and lying on the form.

Your house is obviously worth less due to your problem neighbours otherwise it would have sold and you wouldn't be looking at having to reduce the price further to sell it.

So if you lie on a legal document about it you are opening yourself up to liability.
