Student co-renter rips off the house

    1.yes, oddly enough Mandy is at the university studying law. I’ve been advised to take this straight to the police so that would surely scupper any plans she has in that field. As much as this girl sounds like an idiot, I’m reluctant to ruin her life.

    3. She stopped paying rent to Mandy as soon as this came to light and started paying rent to the proper channel. She has since moved out of the house and is not liable for any more payment.

    5. Indeed, it’s a relevantly cheap lesson for my daughter to learn about contracts. Sadly, they were all coerced into signing by the letting agency on fear of losing the property to another group. If they hadn’t signed it another group straight behind them would have done. Sadly, for students there’s no room for negotiation when it’s a sellers market. As guarantor all I was asked was my name and address details.

    Just to clarify, none of the other tenants were aware of the sub letting arrangement. They were told that “everything had been sorted” by Mandy and were naive enough to believe her. The discussion of rent with the new girl didn’t take place until it became apparent Mandy hadn’t been passing it forwards.

    Literally this isn’t a police matter- whoever said that; assume they have no clue from now on...

    You probably aren’t a proper guarantor though; if: you weren’t given a copy of the tenancy; or there was no deed signed ( and witnessed )

    Advised by whom? What crime do you think has been committed? I can't see the police being interested in the slightest.

    Mortgages do have joint and severable agreements - that’s really confusing.

    You must remember none of the tenants are renting a room; they are renting the house, as a group.

    Why would a landlord want to deal with ten individual tenancies, 10 deposits to protect, ten notices etc.

    Whilst it’s true that no one had a gun to their head, If they wanted to get a student property within 15 miles of the university they would have had to have signed a contract with this clause.

    If they hadn’t took the house then there was a group right behind them waiting to take it.

    And just for clarification they did all pay separate deposits and each pays for their own room.

    By a solicitor friend. I would have thought the same but what she has done and with the evidence available could easily be proved to be fraudulent.

    I was given none of the above and signed nothing. I would assume that means none of the other parents are proper guarantors, which would explain why they are not chasing the girls mother.

    Legally you’re incorrect; they paid a group deposit and they pay a group rent.

    Like I said all this was a choice, people survive living with a couple of friends instead of 10.

    It does still mean that your daughter is liable though; but yes it explains it
