    Some listings will be duplicates but this gets an idea of what is shifting.

    OK lets try the more like this test 325-425 3b+ out to 1 mile to get a sample

    11 listing and 12 SSTC (later done as 11/12)

    what are people making offers on.

    £385k 4bed 20k more than you for a 4 bed

    6 of the SSTC are at £325k

    if we fix to 3 beds the 325-425 No.s are 9/10

    up the max price to £700k 11/15

    indicates there are some willing to pay substantially more for a 3bed
    £545k is the top

    leaving £700k at the top and playing with the low price
    £400k 5/6
    £375k 6/8
    £350k 10/8
    £325k 11/15
    £300k 12/18
    £290k 13/19
    £280k 15/23
    £270K 17/24
    £260k 17/26
    £250k 17/28
    £000k 17/37

    Looks like people looking for 3 beds are buying the cheaper ones

    if we narrow the pricing closer to yours £300-£375 we are at 7/10

    All of the 10 sold are in the lower <£350 price range.

    Not knowing the areas, on paper I think this one looks much better value and is 11y old so still a nearly new build.

    £350k linked by double garage no floor plan but loads of windows and 2 floors not 3. also not open plan kitchen living which a lot don't like.

    looks like this might be the same layout on the other side of the road sold in 2014

    If I was selling/looking I would be doing this sort of analysis on the wider area and include new builds.

    Also monitoring the real sold through prices of those that have been on the SSTC list.

    A quick 4 bed+ analysis within the 1m suggests they are selling for quite a bit more once you exclude that one near you.

    Thanks everyone. New builds sell very quickly here - we are right by a major employer that a lot of people relocate for (pretty much the entire street works there!) and are FTB or young family age.

    There is a door to the master bedroom so I!!!8217;ll see if the EA can make that clear, as well as providing them the freehold documentation.

    I!!!8217;m going to leave it for a week at the new reduced price, and then make a call. I!!!8217;m accepting of the fact to lose money, my ex is not so much and needs some convincing! He!!!8217;s also been away travelling for 3 weeks so hasn!!!8217;t realised the reality of having to live together for the foreseeable future lol - hoping a week living with me will make him realise ;)

    The general consensus is that it is not a great strategy to bring the house on the market at a high price then gradually reduce the price.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Hi OP,
    When I clicked your link and had a quick peek at the rightmove listing I assumed your house was attached to the building on the right. It was only the discussion on here mentioning it was detached that I revisited the listing to see that.

    I know if you look carefully at the listing you see the perspective is wrong for it to be attached (or read the description) but many people won't look carefully and without detached in the title of the listing and with a photo that looks like it could be attached (especially in the thumbnail I imagine) many people looking for detached won't click through and investigate further. I think the pic is fine but it needs to say detached in the title - as the first word I would think.

    I'm afraid my points are all fairly useless as you cant change them, as the house looks fine inside.

    The position is just off to me. Its detached but seems to be in the middle of nowhere, with the big drive to the garages at the rear and with flats to the left (Im assuming flats from the look) It seems like an afterthought in the carpark of the garages.

    It also looks very bleak opposite, from what we can see which isnt much.
    Seconding the fact that the first picture looks like it is attached to the flats or detached by a very small margin, which clearly isnt true from the other pic.

    We're in a similar situation as you - our 7 year old 2 bed new(ish) build has been up for a month and we've only had one viewer. They're still developing round by us (I think the 2 beds are around £150k ish). Ours is up for £125k, there is another similar property up for £110k and a 2 bd flat up for £90k. So basically we don't have much chance.
    We're in a bit of bind regarding the price because we bought through a shared ownership scheme through the local council (hindsight is wonderful thing) and they control the price of the house. If we sell for £125, we'd walk away with around 2k less fees. We can't sell for less, as the council just reject the offers x

    Will keep an eye on your thread and see how you get on x
